POLICIES:
NO SMOKING.

Pets are welcome with prior approval, provided they meet our pet policy guidelines. We allow a maximum of two pets, each weighing under 65 lbs. A pet fee applies based on the length of your stay: $100 for stays under 4 days, $200 for stays of 4-14 days, and $400 for stays of 15+ days, per pet.

Guest Requirements:
Registered guests must be at least 25 years of age, provide a copy of a valid ID, and be present throughout the entire stay.

Occupancy Limits:
The standard occupancy is two persons per standard bedroom. For additional occupants beyond this limit, a fee of $25 per person, per night, will be charged, up to the maximum allowable occupancy, if applicable.

Quiet Hours:
Quiet hours are from 10:00 PM to 8:00 AM. As this property is located in a residential area, we ask that you respect our neighbors by maintaining a reasonable noise level both during the day and at night. Excessive or unreasonable noise may disrupt the peaceful enjoyment of the neighborhood and is not permitted.

Reservation Policies:
Reservations are typically for 7-night stays, Saturday to Saturday. However, we offer flexible stays with varying minimum night requirements and non-Saturday check-ins and check-outs during most of the year, except for holidays and peak weeks. Please inquire before booking to confirm availability, as changes cannot always be accommodated after booking.

Cleaning and Safety:
All homes, including linens and towels, are cleaned, sanitized, and inspected between guest stays according to industry standards. A starter set of basic amenities, linens, towels, and bedding is provided upon check-in, based on home occupancy. Daily housekeeping and linen services are not included but are available upon request for an additional fee. For stays of 28 days or longer, a mid-stay clean is required and must be scheduled and paid for by the guest.

This home participates in our Professional Linen Program, ensuring high-quality linens and towels are professionally laundered at a commercial facility between each guest's stay. Please note that extra sets are not stored in the home.

Golf Cart Rentals:
Explore the island with ease! After booking, reserve a golf cart through our sister company, Once Upon A Beach Carts, and enjoy an exclusive discount available only to our vacation rental guests.

Baby Equipment Rentals:
Baby equipment is not provided at the home for safety and sanitation purposes. However, we partner with local companies that offer rental services for baby items, including convenient pick-up and drop-off options. Details will be provided at the time of booking, or you may inquire directly for more information.

Pool and Spa (if any):
The pool is heated year-round at no extra charge for guest convenience, with temperatures maintained between 82-85°F to ensure proper chemical balance and cleanliness. Pool heaters and filters do not operate during quiet hours (10:00 PM to 8:00 AM) per local noise ordinances. Please note that cooler ambient temperatures, especially with a 20°F or greater difference between air and water temperatures, may impact the pool heater's effectiveness.

The spa, if on property, is a section of the pool that can provide relaxation, bubbles, and water temperatures in the high 90s to low 100s. However, it is not designed to function as a commercial hot tub and is not permitted to operate 24/7. Spas may be unavailable during summer months (June–September) to prevent overheating of the pool water, which could compromise chemical balances. Guests are prohibited from adjusting pool equipment; failure to comply may result in fines or liability for damages.

Guests are required to read and follow all posted rules, safety information, and operating instructions.

Property Security and Safety:
This home may be equipped with exterior cameras, such as Ring or Nest, positioned to monitor the front door, driveways, pool equipment, and entry/exit areas of the backyard. These cameras are installed solely to enhance property security, monitor deliveries, and ensure occupancy limits are met. Cameras are not angled toward areas where privacy is expected or assumed.

PAYMENTS:
- 50% of total amount due must be made at time of reservation request to confirm reservation.
- 50% of total amount due must be paid on or before 60 days prior to check-in date.
- Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of NOVEMBER 18, 2024.

For Reservations of 20 Days or Less:
Cancellations More Than 60 Days Before Arrival:
- If you cancel all or part of your reservation more than 60 days before your scheduled arrival date, you will receive a refund of your full deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.

Cancellations 60 Days or Less Before Arrival:
- If you cancel all or part of your reservation 60 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.

For Reservations of 21 Days or More:
Cancellations More Than 180 Days Before Arrival:
- If you cancel all or part of your reservation more than 180 days before your scheduled arrival date, you will receive a full refund of your deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.

Cancellations 180 to 90 Days Before Arrival:
- If you cancel all or part of your reservation between 180 and 90 days prior to arrival, you will receive a refund equal to 25% of the base rental rate and applicable taxes, minus the non-refundable booking administration (processing) fee.

Cancellations 90 Days or Less Before Arrival:
- If you cancel all or part of your reservation 90 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.

Important Cancellation Policy Information:
The Manager is not responsible for providing refunds due to circumstances beyond their control, including but not limited to travel disruptions, guest travel restrictions, changes in work or school schedules, or similar issues. Additionally, conditions such as weather, tropical storms, hurricane threats, environmental factors (e.g., red tide), construction, water quality, or beach conditions cannot be guaranteed.

Submitting a Cancellation Request:
- All cancellation requests must be initiated by the Registered Guest who booked the reservation.
- Requests must be submitted either through the website where the booking was made or in writing via email.
- Cancellation requests will not be accepted via phone, text, or from any party member other than the Registered Guest.

These policies are in place to ensure clear communication and a smooth process for all guests.

Travel Insurance:
- We continue to offer our U.S. Citizen guests (with the exception of residents of NY and HI) the option of purchasing CSA Travel Insurance directly through us. We strongly encourage all guests to purchase Travel Insurance to protect their vacation investment in the event of any unforeseen circumstances.
- Please note that refunds or credits are not provided for COVID-19-related cancellations, weather, or beach conditions that fall outside of our stated cancellation policy. Additionally, please be aware that hurricane season spans June 1st through November 30th, and Travel Insurance can help safeguard your plans during this period.

In the event the reservation dates fall within a mandatory island evacuation, unforeseen unavailability of the reserved home, the unavailability of a comparable alternative home, or an inability for vacation rentals to operate due to an executive order, the guest will receive a full refund of the base rental rate, applicable fees (excluding the booking administration fee), and all applicable taxes without penalty.

So serene!
This is the place to go to just chill in the sparkling pool and bask in old Florida! This is our second year here and we will be back in 2025. This is an adorable house, with THE best backyard on the island. Turn on a game and chill in the pool. We love the covered area for snacks and dinners. It’s perfect for a yummy snack/drinks set up while chilling in the amazing pool and watching a game.

The house was very nice. We only have a few things to mention. The freezer does not work well. I looked up the model and the freezer was set to the coldest temperature, yet all of our popsicle and frozen treats melted into mush. I would get that checked. Also, an error message kept popping up on the thermostat. Might be worth checking. The backyard is great. We loved the pool but not the mosquitos. I'd make sure you provide at least two bug candles. The falling palm limbs and mangos took some getting used to as well. All thing considered we loved the house. It was the perfect size for 5 people.

This is a great location with a fun backyard and big kitchen. Very welcoming and comfortable. We had a perfect stay and relaxing in the backyard and pool is fantastic. Highly recommend!

We loved our stay in this well-appointed cottage with its spacious backyard and pool area. The location was ideal, just a few blocks from the beach and Pine Ave shops and restaurants. The beach toys, beach wagon, games, and books were particularly great! We had a wonderful time.

Perfect first visit to Anna Maria!
Our stay at Coconut Lagoon made for a perfect winter break. Upon arriving at the cottage and walking through the porch screen door, it was apparent this house was welcoming and well cared for. The house was very clean and decorated with thoughtful and comfortable touches. The large kitchen was modern with newer appliances. The best part of the cottage was the expansive pool oasis in the back yard! The pool was warm, there were many different seating areas, and even had a tv and bar to sit and watch the big game! Check in and check out was an easy process and the agency was quick to respond to questions and provided plenty of information. We would definitely choose this location, home, and agency again!

Family Stay-cation
Overall, we loved the place. We spent most of our time on the back patio enjoying the pool and outdoor space. Convenient to walk up to Pine Ave where all the shops and restaurants are. There is even a small market store if you forgot anything at Publix. Will absolutely be back!

Overall great!
Coconut Lagoon was a great place to stay for our young family. The house was clean, and location was excellent! The backyard provided nice shade after being on the sunny beach all day. The only drawback was the master bedroom bed - it was not comfortable at all.

Great way to spend time on AMI!
Our family vacationed at Coconut Lagoon this week and had a great experience. Check in and check out were a breeze. The house was super clean when we arrived. The location was great if you are looking for something within walking distance of Pine, the beaches and the pier. We had to rent a car because we were also traveling to Winter Park for one day, but you could easily get around by foot or rent a golf cart instead. The best part was the backyard. It was exactly what we were looking for. It has a heated pool, plenty of seating options, a grill, an outdoor cabana with a large television, beach towels, a few beach items and a huge binder full of suggestions for your stay. The only slight negative is that you are not provided with shampoo/conditioner and body wash for the entire group (only one small sample size of each), only 2 dishwasher tabs, one load of laundry detergent and one roll of paper towels. If you are traveling with a family, definitely stock up on those items ahead of time. I just didn't realize we needed those items. Overall, 5 out of 5, and we will definitely be back again!

Exceeded Expectations!
We absolutely loved this house and don’t get me started about that oasis of a backyard! I had a couple of day trips planned that we canceled because we didn’t want to leave. We had some rainy days, which gave us the opportunity to take our coffee and sit under the covered space outside. One night we had a “snack party”, watched TV and enjoyed the rain…all while surrounded by gorgeous, mature palms and other tropical plants that make that space so special. We had our pup with us and this house is walking distance to Ginny and Jane E’s where we sat outside and enjoyed breakfast and Harry’s which also has a great, pet friendly patio. The location is ideal, it’s walking distance to everything! A great location if you choose to navigate the island on two wheels or opt for a golf cart. Use Once Upon A Beach Carts! It’s easy pick up/drop off and the carts are fantastic. The house is loaded with amenities and if you love a great shower, this house has two! The water pressure spoiled us lol. There is also a large outdoor shower for when you come back from the beach. We didn’t use the loft upstairs, but it has lots of space and it’s very own 1/2 bath! We stayed six nights and hated to leave. Our goal was to have a real relaxing break and this house provided the perfect place. We didn’t have any issues while there, but I did have a couple of questions prior to our stay and they were great, very responsive and friendly. I highly recommend Coconut Lagoon!

charming property/great location
had a girls week at coconut lagoon and loved the cottage style charm! everything was clean and we even had fresh mangos in the back yard. we did a steamer pot from topsail steamer the first night in the cabana by the pool...just perfect! the beautiful pool was an awesome refuge from the heat. managers were great to work with; location is perfect to local eateries and shops on the quieter north end of the island so not in the mix of the busier beach areas...we will be back!

Wonderful in most every way--just needs a little attention
This is a wonderful property. It is directly across from the Community Center for tennis and workouts. It is just two blocks from the shops on pine avenue, and from the best restaurants. It is also an easy walk to the beach on either side of the island. Our only recommendation is that some attention is needed to the appliances, which each had some problems while we were there. Also, things like hot pads were not there. Also, given the age of furniture, some drawer pulls needed fixing, etc. However, we loved the place overall and we plan to return! Wonderful back yard area with pool and outdoor pavilion and great front screened porch. Overall, a great place!

Great house
We loved Coconut Lagoon. The house was cute. A little smaller than we would have liked. The location was great. Close to beach and bay side and 2 blocks to Pine St. My boys liked the gym in the Community Center across the street. Management was very responsive. Tv outside did not work until Wednesday so no Wi-Fi until then out in yard. A bummer because my boys and husband were all working remotely and it would have been nice to work outside . Also an umbrella for the table would have been great so they could have sat outside and worked. I also think lounge chairs by the pool would have been nice. But despite these things we would come back!!

Island time at pool and beach
Short 4 block walk to beach. Salt water pool was just the right temperature at anytime day or night. Spring break was a busy time as restaurants were overwhelmed, traffic if you needed to drive was at snail pace. You need not drive with this location however.

Many ups and downs
Not nearly as nice as pictures and comments say it is. Very noisy neighbors on one side and loud construction on the other. Very limited time to enjoy the pool area which was the best part and then the coconuts and very large palm tree branches broke off and fell all around us. Very very dangerous and something you should address immediately. Poor supplies in the house and front porch could be a pleasing place if you gave it some attention. Kuerig coffee pot with ground coffee don’t go together. Only two dinner knives. Our 7th time on Anna Maria and definitely our most stressful. Way over priced.

Great place for a family, but needs some attention.
Overall the property was great. We enjoyed the pool, the outdoor area, and the interior - beautiful home! The location is perfect, easy to Magnolia beach, Pine Street, and more. I give 4 stars for accuracy of amenities because we found various issues when it came to maintaining the property. 1) Palm trees are not maintained properly, falling palm leaves and coconuts occurred prior to Tropical Storm Nicole. With small children we were concerned to be out there. 2) Pool light inoperable, which prevented kids from wanting to swim at night. 3) Master toilet did not flush well. You did come fix it upon our request. Thank you! 4) Outdoor umbrella broken - inoperable 5) 1 TV in the cabana inoperable 6) Some of the grill burners broken, unable to cook out in a timely fashion. Had to finish our chicken indoors. Again it was a great space, but needs to be maintained better.
