DESCRIPTION:
Welcome to your island oasis! Sol Mate has been meticulously updated with new floors, fresh paint, stylish furnishings, and lush landscaping to create the ultimate luxurious retreat. Located in a prime spot on Anna Maria Island, this home offers the perfect combination of comfort, charm, and convenience for an unforgettable vacation.

Step inside to find an open concept living area with plenty of seating, a TV, and a queen sleeper sofa for extra guests. The fully stocked kitchen is equipped with everything you need to prepare meals at home, and the adjacent dining area provides seating for 6–8. Just off the dining room, a screened-in porch with an outdoor dining table invites you to enjoy your meals while soaking up the tropical breezes. A convenient half bathroom and laundry room with a washer/dryer are also located on the main floor.

Upstairs, you'll find three beautifully designed bedrooms. The master suite features a king bed, en-suite bathroom with a walk-in shower, a large walk-in closet, and a private screened-in balcony where you can unwind with sunset views. The second bedroom offers a comfortable king bed and TV, while the third bedroom includes two twin beds (convertible to a king upon request), a dresser, and a TV. A hall full bathroom with a tub/shower combination serves the additional bedrooms.

The outdoor space is a true highlight of this home. The heated private pool and spa are surrounded by a landscaped oasis, offering the ultimate spot for relaxation. The outdoor bar with TV, propane grill, and ample seating make it easy to entertain and enjoy the Florida sunshine.

POLICIES:
NO SMOKING.

Pets are welcome with prior approval, provided they meet our pet policy guidelines. We allow a maximum of two pets, each weighing under 65 lbs. A pet fee applies based on the length of your stay: $100 for stays under 4 days, $200 for stays of 4-14 days, and $400 for stays of 15+ days, per pet.

Guest Requirements:
Registered guests must be at least 25 years of age, provide a copy of a valid ID, and be present throughout the entire stay.

Occupancy Limits:
The standard occupancy is two persons per standard bedroom. For additional occupants beyond this limit, a fee of $25 per person, per night, will be charged, up to the maximum allowable occupancy, if applicable.

Quiet Hours:
Quiet hours are from 10:00 PM to 8:00 AM. As this property is located in a residential area, we ask that you respect our neighbors by maintaining a reasonable noise level both during the day and at night. Excessive or unreasonable noise may disrupt the peaceful enjoyment of the neighborhood and is not permitted.

Reservation Policies:
Reservations are typically for 7-night stays, Saturday to Saturday. However, we offer flexible stays with varying minimum night requirements and non-Saturday check-ins and check-outs during most of the year, except for holidays and peak weeks. Please inquire before booking to confirm availability, as changes cannot always be accommodated after booking.

Cleaning and Safety:
All homes, including linens and towels, are cleaned, sanitized, and inspected between guest stays according to industry standards. A starter set of basic amenities, linens, towels, and bedding is provided upon check-in, based on home occupancy. Daily housekeeping and linen services are not included but are available upon request for an additional fee. For stays of 28 days or longer, a mid-stay clean is required and must be scheduled and paid for by the guest.

This home participates in our Professional Linen Program, ensuring high-quality linens and towels are professionally laundered at a commercial facility between each guest's stay. Please note that extra sets are not stored in the home.

Golf Cart Rentals:
Explore the island with ease! After booking, reserve a golf cart through our sister company, Once Upon A Beach Carts, and enjoy an exclusive discount available only to our vacation rental guests.

Baby Equipment Rentals:
Baby equipment is not provided at the home for safety and sanitation purposes. However, we partner with local companies that offer rental services for baby items, including convenient pick-up and drop-off options. Details will be provided at the time of booking, or you may inquire directly for more information.

Pool and Spa (if any):
The pool is heated year-round at no extra charge for guest convenience, with temperatures maintained between 82-85°F to ensure proper chemical balance and cleanliness. Pool heaters and filters do not operate during quiet hours (10:00 PM to 8:00 AM) per local noise ordinances. Please note that cooler ambient temperatures, especially with a 20°F or greater difference between air and water temperatures, may impact the pool heater's effectiveness.

The spa, if on property, is a section of the pool that can provide relaxation, bubbles, and water temperatures in the high 90s to low 100s. However, it is not designed to function as a commercial hot tub and is not permitted to operate 24/7. Spas may be unavailable during summer months (June–September) to prevent overheating of the pool water, which could compromise chemical balances. Guests are prohibited from adjusting pool equipment; failure to comply may result in fines or liability for damages.

Guests are required to read and follow all posted rules, safety information, and operating instructions.

Property Security and Safety:
This home may be equipped with exterior cameras, such as Ring or Nest, positioned to monitor the front door, driveways, pool equipment, and entry/exit areas of the backyard. These cameras are installed solely to enhance property security, monitor deliveries, and ensure occupancy limits are met. Cameras are not angled toward areas where privacy is expected or assumed.

PAYMENTS:
- 50% of total amount due must be made at time of reservation request to confirm reservation.
- 50% of total amount due must be paid on or before 60 days prior to check-in date.
- Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of NOVEMBER 18, 2024.

For Reservations of 20 Days or Less:
Cancellations More Than 60 Days Before Arrival:
- If you cancel all or part of your reservation more than 60 days before your scheduled arrival date, you will receive a refund of your full deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.

Cancellations 60 Days or Less Before Arrival:
- If you cancel all or part of your reservation 60 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.

For Reservations of 21 Days or More:

Cancellations 90 Days or Less Before Arrival:
- If you cancel all or part of your reservation 90 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. Important Cancellation Policy Information:
The Manager is not responsible for providing refunds due to circumstances beyond their control, including but not limited to travel disruptions, guest travel restrictions, changes in work or school schedules, or similar issues. Additionally, conditions such as weather, tropical storms, hurricane threats, environmental factors (e.g., red tide), construction, water quality, or beach conditions cannot be guaranteed.

Submitting a Cancellation Request:
- All cancellation requests must be initiated by the Registered Guest who booked the reservation.
- Requests must be submitted either through the website where the booking was made or in writing via email.
- Cancellation requests will not be accepted via phone, text, or from any party member other than the Registered Guest.

These policies are in place to ensure clear communication and a smooth process for all guests.

Travel Insurance:
- We continue to offer our U.S. Citizen guests (with the exception of residents of NY and HI) the option of purchasing CSA Travel Insurance directly through us. We strongly encourage all guests to purchase Travel Insurance to protect their vacation investment in the event of any unforeseen circumstances.
- Please note that refunds or credits are not provided for COVID-19-related cancellations, weather, or beach conditions that fall outside of our stated cancellation policy. Additionally, please be aware that hurricane season spans June 1st through November 30th, and Travel Insurance can help safeguard your plans during this period.

In the event the reservation dates fall within a mandatory island evacuation, unforeseen unavailability of the reserved home, the unavailability of a comparable alternative home, or an inability for vacation rentals to operate due to an executive order, the guest will receive a full refund of the base rental rate, applicable fees (excluding the booking administration fee), and all applicable taxes without penalty.

Wonderful vacation!
Sol Mate was great! We ( my husband and I ) traveled with our four kids, and two of their grandparents. The kids loved the pool, which wasn’t huge, but actually was bigger in person than it appeared in the pictures. We were there March madness and it was great to have the outdoor TV to use as well. The beach was a really short walk, the path is almost right out the door. We utilized the wagon and beach chairs, and beach toys every day that we were there, except one day that was rainy. We used grocery delivery the first day we got there, otherwise we had a golf cart and it was a quick trip to Publix to pick up what we needed. The kitchen was pretty well stocked and we had what we needed to cook. The living space and bedrooms were nice. We liked being up at pinpoint or things were a little more low-key, but we still had access to stores and restaurants, etc. everything went pretty smooth overall! Thanks for a great stay.

Best part of the island is where this house is located. The wagon included at house was huge to transport all our kiddos and towels etc.. The beach was about a 5-10 minute walk while carrying kids and a wagon simply due to the small trails you cut through from the front of the house. It was not a bad walk, but was also a bit of a trip with hands full. This is by far the best part of the island in my opinion though. The pool and bar out back are awesome! TV had some issues but worked well otherwise.

We had a small group, two couples, that stayed at Sol Mate for a 5 day/4night get away to Anna Maria Is. This was all of ours first visit to the island. The accommodations were wonderful, as advertised. It was perfect size for the four of us. We ate breakfast and lunch at the house and went out for dinners. The area has lots of options. The beach was wonderful, not crowded at all. It is about a 10min walk to the beach, just something to consider when booking. There was a beach buggy and plenty of chairs, etc. Highly recommend this house and Once Upon A Beach management was incredible.

Great north end location with a pool!
Great house for our 2-family stay. We had little ones so we loved that the pool was completely fenced in and could not be accessed by them unless they were with an adult (they can’t reach the top of gate to unlock). Beach is walking distance, albeit a long walk through the dunes, but the house has a wagon that makes hauling chairs and beach gear easy! FYI- This is one of the better beach locations on the island because there are very few spots on the road for public parking! We enjoyed the quieter beach and less crowds!

Conveniently close to the beautiful coastline. Clean and convenient property with all needed amenities. Comfortably fit my family of 6. The Red Tide was irksone for the first two, so the pool was a nice spot to hang out. The Red Tide abated by our third day on Anna Maria and we were back to the beach. Would love to go back again.

Awesome location
Wow, what a great time in AMI - the house and location were excellent, friendly host, and wonderful environment. We are a normal family of 4, kids enjoyed having their own rooms, and the pool was a great relaxation point during the week. Very short walk to the ocean - and having the extra toys and chairs already there were a great touch. five stars for the extra refrigerator in the downstairs area - we stored drinks and such there during the week, and the parking is huge for AMI.... more space than most other houses on the island. Overall wonderful place, location, host, and experience. Will certainly stay here again in the future.

Best location
The short walk the beach and easy access to the local eateries was by far the best thing about our trip! We had a small issue when we arrived that actually turned out to be nothing, but the team was extremely responsive which we really appreciated. Looking forward to come back here!

Amazing Location!
I really enjoyed staying at Sol Mate. The location was amazing - close to shops/restaurants and walking distance to the beach. It was so easy with kids to pack up the beach wagon and stroll 5mins to the sand. It was also great that umbrellas and beach toys were all there already.

Perfect family vacation
We absolutely loved our stay at Sol Mate on Anna Maria Island. The house was perfect for our family with three kids under 6. The pool was just the right size and well maintained. Beach within a few minutes walk. Management company was highly responsive. We plan to be back!

Awesome Spring Break
Great house and a great location. Spent spring break here with my family (2 6-year old twins) and can't say enough about it. Would spend half the day in the pool then spend the other half in the ocean. Quick easy walk to the beach where it was not crowded at all. Would recommend and go back in a heartbeat.

Perfect house!
We had a great time at Sol Mate! The house had everything we needed to make our stay perfect! The location is extremely close to the beach..just a couple minute walk! We loved the pool area with the TV and bar too..perfect for kiddos! We will definitely be back!

Lovely home in a great location
Our family thoroughly enjoyed staying at Sol Mate. The home interior was beautiful, clean and comfortable. We are a family of 4 and were very pleased with the amount of room and the layout of the property. We loved the pool and spent lots of time in it! The palm trees and plants around the patio/pool area are lovely and the patio feels like a tropical oasis. This property is so close to the beach, too. We took morning beach walks every day. The beach at Bean Point is not crowded and is very beautiful. Loved the sunsets! We highly recommend this north end of the island because it is calm and quiet. Pine street is the main area for dining and shops on this end of the island but it's a few blocks south. We walked there several mornings for donuts (don't miss The Donut Experiment! YUM!). And although we didn't consider this a long walk, we are walkers. However, it is super easy to rent bikes and golf carts. The owners/hosts have done a good job providing thoughtful amenities, too. We really appreciated the kitchen and dining room area, as we mostly ate our meals "at home". We have stayed at other rental homes where the cabinets are stuffed with plates, cooking utensils, pots, etc. in a cluttered and disorderly way - making it difficult to cook. Sol Mate's kitchen, however, was a pleasure to cook in because they have most everything you need but in a well-planned and organized way. And I loved having a washer and dryer all week! It's great not having to pack so many clothes. Our vacation was just about perfect, but we have two suggestions: 1) We brought our own Keurig along. We knew the owner provided a coffee maker, but we prefer a Keurig. 2) The air-conditioning in the master bedroom needs a little help. Our stay was in August, so obviously it was hot in Florida, and although the air-conditioning in the house was very cool and comfortable, the master bedroom did not cool like the rest of the home. It seemed like air was not pushing out of the vent with adequate force. There is a ceiling fan - we left that on and kept the bedroom door open. That helped some, but it was still a bit warm. Not a deal breaker, though! :) I would HIGHLY recommend Sol Mate! It's such a lovely property in a great spot on AMI.
