Recently renovated, The 12th Manor has all of the glamour you want with the home feel you need. The 12th Manor has an open floor plan and a huge shaded backyard, making it the perfect place for game days, graduations, and Ring celebrations! Nestle into the large sectional to watch the big game or stay up late watching movies with friends.
The large kitchen with a very generous pantry is loaded with all your essentials. The island, new appliances, gas stove, and farm sink overlooking the backyard are just a few features to mention!
Relax on the large deck out back for those serene moments in life with friends and family. Soak up the shade while the grill master works their magic on the gas grill. And of course, enjoy the fully fenced backyard, that’s perfect for celebrating your favorite Aggie!
Entering the first bedroom, you will be greeted by the cozy king size bed and farmhouse style furniture. Down the hall, the second bedroom includes 2 full size beds, followed by the shared modern bathroom off the hall. Step into the 3rd bedroom to find a king size bed and en-suite bathroom with a grand walk-in shower! The 12th Manor sleeps 8-9 guests total and has 3 bedrooms and 2.5 baths.
The 12th Manor sits right across the street from the beautiful Sue Haswell Park, so it is perfect for the entire family. With newly updated playgrounds for the kids, a walking trail for the joggers in the group, a baseball field for some friendly family fun, and a pavilion for a picnic, this park is sure to delight.
The property may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas which record audio and video. All devices are on the exterior of the property.

Guest must be 25 years or older to reserve the property and digitally sign the Booking Agreement prior to check-in.
1. Smoking: Smoking is NOT allowed in or on our properties. If the cleaning crew or booking agent detects any evidence of smoking, we will retain $400 of your deposit to deodorize the home.
2. Heating & Cooling: Do not turn the thermostat below 69 during the summer as the unit could freeze and Guest will be charged the cost to repair the heating / cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees.
3. Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. If we find unauthorized guests have stayed a fee of $300 will be retained from your deposit plus $25 per person.
4. Guest Responsibilities: All the properties are privately owned. The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises.
5. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses. Parties are prohibited.
6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property.
7. Pet Policy: Pets are allowed in our pet-friendly properties only if Booking Agent and Homeowner agreed prior to booking. Pet deposits are $400, of which $200 is non-refundable. If any pets are found in the properties without previous agreement with Booking Agent, Guest will be fined a pet deposit and booking will be terminated. Please clean up after your pet in yard, neighborhood, and parks. Additional information located in pet addendum.
8. Parking: Parking is only allowed in respective areas on the property. Towing is enforced. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.
10. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogs the plumbing system, Guest will be charged the cost of the plumbing repair.
11. Fires & Grill: Fires are not allowed on the property; absolutely no candles may be burned in the house or on the property. Move gas grill to an open area before each use. Do not use the grill under the porch or soffit of the home; put it back in original position and clean it after each use.
12. Personal Items: Guests will need to provide their own paper goods. An initial set up of trash liners, toilet paper (1 in each bathroom) and hand soap are provided. Extra items needed are the responsibility of the Guest (i.e., toothpaste, soap, extra toilet paper, shampoo, sunscreen, etc.).
13. Trash: No trash or other items may be left on the property or outside the front door. ALL trash must be BAGGED when placed in dumpster per the City of Bryan/College Station. There will be a $20 charge if this rule was not followed.
14. Secure the Property: Close all blinds and shades and secure all doors and windows. Contact Booking Agent immediately should any difficulty arise in properly securing the property.
15. Events: If Guest wishes to have an event at the property, permission must be obtained from Booking Agent and Homeowner. An event fee will be added.
16. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.
17. Equipment: Should there be security cameras, guest may not alter, tamper with, or access in any way. Failure to follow this rule will result in charges to the Guest for the full amount of the damages caused by such failure.
