Garden Oasis One Block to King Park and Walk

This spacious first floor apartment has room to host you and your guests comfortably with 4 bedrooms and 4 bathrooms.
Enter through the front veranda into a gracious front living room bathed in natural light. Find the first bedroom with a king bed and private bath.
Enter the center of the apartment and step into the fully stocked gourmet kitchen and access the second bedroom with two full beds and a private bath. Continue to find another charming king bedroom and bath
The back of the apartment features a cozy bedroom with a queen bed and lovely private bath. Here you will also find an additional private space with its attractive bar, microwave and mini-fridge. This room leads to our outdoor gardens with an outdoor dining table and seating.



Offsite Adult Pool & Gym Access
We partner with an offsite resort called the Wonderer which is located in downtown Charleston, a short drive away. Our guests 25+ are able to visit the wonderer. There is a strict age policy, no one under 21 will be permitted (including the pool). Resort features : Olympic size pool (heated in winter) , Poolside Cabana (additional charge), Gym (classes at additional charge) , 2 bars , Restaurant , Private & Shared work space

Jamie our property manager has her office on the property. She is very available and receives rave reviews for her help. The owners are often on the property and enjoy meeting our guests.
However we also know some people want to be left alone!

Located just one block from King Street, St. Philip Square is a collection of 6 restored historic homes with a spacious shared courtyard and outdoor garden areas that span an entire city square block of downtown Charleston. 

Park and walk! But there are Ubers and bike taxis. We offer two parking places in our lot next to the house.

CARE OF PROPERTY: Tenant agrees to return premises to Owner upon the expiration of this lease in as clean and good condition as reasonable use will permit, and to repair, replace or pay for any breakage or damage done by Tenant and/or his guests. 5. NO ADDITIONS: No fixtures or appliances shall be installed without the prior written consent of Owner. 6. REPAIRS/INSPECTION: Owner or Owner’s agents shall have access to the leased premises to make necessary repairs. Owner will use its best efforts to provide reasonable notice of any such access. 7. REPAIR REFUNDS: Appliances and amenities are not guaranteed, and refunds will not be given due to breakdown. Repairs will be made by the Owner as soon as practical. 8. SIGHT UNSEEN RENTALS: Tenant should make every effort to pre-inspect the property before executing Lease. Otherwise, Tenant acknowledges and agrees to accept the property in its condition upon commencement of the Lease sight unseen. Pictures on VRBO taken within 8 months or no changes have been made and depicted as picture. 9. LINEN: Owner shall furnish blankets, linens and towels which Tenant shall not remove from the leased premises. 10. RENTABILITY: If the leased premises is destroyed by fire or acts of God so as to be unfit for occupancy either prior to or during the term of the lease, the Owner shall return any prorated share of unused time that may have been paid in advance. The lease shall not terminate as a result of cosmetic or inoperable non-essential appliances. 11. SUBLETTING: The Tenant shall not be permitted to sublet or assign this lease agreement without the written consent of the Owner. 12. DEFAULT: Any default by the Tenant under the terms and conditions of this lease, including but not limited to the failure to pay rent, shall result in the termination of this lease at the option of the Owner and the premises must be vacated immediately with no refund to Tenant. If damage has been done to the leased premises in an amount in excess of any rent or security deposit paid, Tenant shall also be liable for any such damage. 13. CANCELLATION: All cancellations will first fall in policy as set by site. If not within those dates, all requests by the Tenant to cancel this lease must be made in writing. Upon notice of a desire to cancel, Owner shall use its best efforts to re-rent the leased premises. All pre-paid rents or deposits shall be held by Owner until the leased premises are re-rented at the full rental price. If the property is re-rented for the full rental amount, Tenant shall receive a refund of all pre-paid rents or deposits. If the property rents for less then the full rental amount, Tenant shall receive a refund of all pre-paid rents and deposits, less the difference between Tenant’s rental amount of the new rental amount. Prices are not lowered until we are a couple weeks out, at which time, we try to lower the price to allow for better chance to rent and to allow some sort of refund. 14. ACCEPTANCE: This lease must be agreed to which means, by booking, you agree to the terms and conditions of this lease. 15. SECURITY DEPOSIT: The security deposit should be considered with total rent due when considering deposit due. Deposit will be refunded by Owner and released to the Tenant after the property has been inspected and in accordance with applicable law UNLESS THE OWNER PROVIDES TENANT WITH WRITTEN NOTICE OF DAMAGE OR OTHER REASONS TO WITHHOLD A RETURN OF THE DEPOSIT WITHIN FOURTEEN (14) DAYS OF THE LEASE TERMINATION DATE. The security deposit shall not be deemed a limit on Tenant’s liability to Owner for any damage to the premises or otherwise. 16. ADDITIONAL CONDITIONS: Do not leave food of any kind outside. For safety reasons, do not sit or lean on the 2nd or 3rd floor piazza railings. Supervise children at all times while on the piazzas. Tenant and his/her guests assume all liability when occupying the piazzas. Please leave doors and windows closed whenever possible due to habitual insects and flying bugs. Any items for use with property should be listed on the site and may need a liability waiver, so waiver must be signed before use of any item on property like kayaks or water items if listed with property. 17.

Perfect property
We truly enjoyed this property. We walked to everything, the property exceeds the representative pictures on the website, the grounds are beautiful, the check in/out process was simple, there is indoor and outdoor gathering space but also enough space for individual privacy, the kitchen is well-stocked, and the beds are very comfortable. We did not utilize the management service as they were not needed. We will be back.

What a great location & all first floor living ! 1 block over from King St. this house was perfect for my MIL who is mobile but uses a wheelchair / very spacious rooms & all amenities needed for a long weekend Modern upgrades & very clean Will note these homes are older and guest above you you will hear but was never a issue for us ! Charleston is a lively town so expected it! We will be back for sure ! Thank you Melissa & Jamie

We stayed for a 3 night get-away in Charleston. Great location - one block off of King Street. Jamie, the property manager, was very easy to get in touch with and super helpful. Great bedrooms. Small, but fully stocked kitchen. We would stay again!

Wonderful Stay!
I booked this stay for my sister’s bachelorette party. We had THE BEST time! The home was so clean and had everything we could need! Even shampoo, conditioner, body wash and make up remover wipes!! What a wonderful place, the grounds are very well kept and the owners were so nice and helpful. Would definitely recommend and go back!

Perfect accommodation for ladies’ trip!
This was the perfect setting for a group of 9 ladies in our family, ages 33 to 80 to celebrate our mothers’ 80th birthday. Three generations for 4 wonderful days in Charleston! The house was immaculate and all the little conveniences made the stay so perfect! So well stocked in the bathrooms and kitchen, perfect location for exploring Charleston, and great communication from the host. Thank you for truly providing a home away from home!

Couples New Years Getaway
My husband and I along with my brother in law and his wife had a wonderful time. The property is perfectly located. Kings St is one block over. There were many restaurants, shops and bars within walking distance for us to choose from. The home was very clean and provided everything we needed. The grounds surrounding the property were peaceful and serene. I would highly recommend this property to anyone looking to visit Charleston.

The perfect spot!
This property was even better than the pictures represented! Oh so clean and well appointed and loved having en suite bathrooms for each bedroom. There was only one couple and they of course had the king, my 85 year old mother had no problem getting up and down the outside stairs with help, I slept on the very comfortable murphy bed (room was equipped with a TV & kitchenette) and my grown nephews were fine in the room with 2 beds. The owner Jamie has thought of everything- full shampoo, conditioner and shower gel in each bathroom, makeup remover wipes, nightlights in the bathrooms as well as hair dryers. The only thing missing were the chocolates on the pillows! I would definitely stay here again and recommend it to any group as there is plenty of seating both inside, on the piazza and in the garden area (unfortunately it was too cold to enjoy the outdoors for too long). The location was great and the few times we didn’t use our own car to go anywhere that we couldn’t walk too, we used Uber (one of the wheelchairs we rented was broken and the rental place ran out) and the rides to the market and historical homes we toured were about $8 one way. I am ready to go back! A great Thanksgiving, making wonderful memories and eating fabulous food!

Great spot! Very nice!
We loved the unit itself. It was extremely clean, ideally located to King St and great communication from the management company. Our only negative was the neighbors upstairs. They had 2-3 kids running around starting at 5:30am. It was like they doing sprints and racing up and down the stairs for hours. Obviously this was very bad parenting and was out of the management company's control. However, you might want to ask who is staying above you. We will be back!

My teenage/adult children spent a few days in Charleston and stayed a Phillip Square. We loved the location. It is a bit of a walk to the the market but near so many great restaurants and shopping. It was very clean and exactly as pictured.

Excellent for a larger family getaway
This home is a recently renovated old home near the historic area and near College of Charleston. It is nicely appointed and well equipped. The location is great since it is one block behind King Street. The only minor drawback is the that you are one block behind King and it can be a little loud at night. Jamie, the property manager, is very pleasant and accommodating. There are great restaurants in the neighborhoods nearby and within walking distance (away from King) that add to appeal of the location.

Excellent property
We stayed in 174B St Philip St with a party of 4 adults and 1 child, in town for a wedding. I have stayed in a lot of rentals over the past 15-20 years, and this is probably in the top 3 for the shear beauty/quality of the rental. The décor is fantastic. Beautiful finishes, floors, furniture and art work. Lovely lighting. Great fluffy white towels and plenty of gray wash clothes! Full size Dove toiletries, Neutrogena face wipes. Well chosen dishes and glasses (plenty of wine glasses) and everything you need to cook a fantastic meal if you so choose. Firm, comfortable beds, including the Murphy Bed. Big TV in the living room. Plenty of seating. Lovely front porch with nice furniture to entertain. The property is well located to Cannon Street and King Street. Two parking spots if you need a car. The only downside that should be mentioned are two important items, depending on your party or preferences. One, when you are in the downstairs unit, you can hear every footstep upstairs. I could not hear any talking or sound, but the hardwoods did make each footstep audible. We were blessed with neighbors who came home each night at 2 AM but went to bed within 10-15 minutes. So, overall we were not bothered. And honestly, we were all exhausted and ready to sleep. Second, when we arrived late on Friday night from the airport, we could hear all the music and laughter and shouting from the bars that back this particular house (and not all of them at 174 do). I was very worried no one would sleep, especially me, who hates hearing the party when trying to sleep. We used the white noise apps on our i-pads turned up high or ear plugs and made it through the night, all getting a good night sleep. We ourselves didn't get home until about 1:00 AM on Saturday and it was not as loud as Friday. So, with that said, I would definitely stay again. I would also consider another unit within the group at 174 to possibly not be backed up to King. And again, one of the best properties I have ever stayed in from around the world and the US!
