Guest agrees to fully abide by all terms of The House Rules specified below:



~ To prevent delays in entering the property by others should the arrival of the booking guest be interrupted, the booking guest must send a list of guests authorized to receive the key code in advance. In any situation, hosts will not send the key code allowing entry into the property to anyone who has not been authorized by name in advance by the booking guest.

~ Every adult (18+) that is on the reservation, must provide the host with a copy of their driver license

~Your reservation should specify the total number of adults and the total number of children.


~ Parking will be permitted only in the space assigned to you in the check-in
instructions you will receive on the day of your arrival. No large trucks or large commercial vehicles may park in the driveway.


~ No smoking or vaping is permitted inside the house. Guests may smoke only outside on the back porch. Violation triggers a minimum $150 fine. Smokers must clean up after themselves, so no cigarette butts or packaging may be left on the ground or on the surrounding areas. Every cigarette butt found in the patio area after check out is a $20 fee per cigarette butt.


~ Parties or loud gatherings are not permitted. If police are called by neighbors, our good standing with the city gets negatively impacted. Guest agrees to pay Host a $1000 fine if police are called due to excessive noise, littering or discourteous behavior with the neighbors.


~If we find additional unregistered guests staying or visiting without notifying the host for clearance first before 5 pm on check-in day, it will result in a $20 inconvenience fee per day of reservation plus the fees that should have been acquired for the additional guests and we reserve the right to cancel your reservation with no refund, penalty-free, to host, based on violating Airbnb & Host policies.


~Quiet time is 10:00 P.M. to 7:00 A.M. If you disturb any neighbors during this quiet time you will be fined up to $800 per host discretion and we reserve the right to cancel your reservation with no refund, penalty-free to host based on a violating & Host policies.


~All items provided in the unit are for your enjoyment, but those items must remain in good, clean, working condition.

~Repair costs incurred due to damage to property or furnishings will be fully paid by guest.


~Shut the doors after checking out with all provided items inside. If items are not in the home at check out you will be charged the full price plus a $20 inconvenience fee for missing items.


~Please be respectful of the neighbors.


~Marijuana is not allowed inside. No Blunts or Tobacco inside, those carry a minimum $150 fine for additional cleaning and repainting if need be, to deodorize the smell of tobacco, per host discretion.


~When booking with us, the Guest agrees to forfeit the right to leave a review if there is any violation of any of our house rules or manual.


~Normal Self check-in time is 5 P.M. to 12 A.M. Check-out is no later than 10 A.M. unless confirmed for early check-in/late check-out at least 24hrs in advance.


~Flexible Check-in Option:

Check-in between 1 PM and standard check-in time: $25 per hour.
Check-in before 1 PM: Pay the previous night's rate.

Please note that early check-in or late check-out requests are not guaranteed at the hourly rate (25$ per hour), as it depends on the cleaner finishing early on check-in day. For a guaranteed early check-in, you will need to pay the previous night's rate.

~Unauthorized late checkouts or early check-ins are $25 per hour.


~If there is a party held in the house, we have the right to charge up to $1000 per our discretion. NO PARTIES! If you are found having a party, the reservation may be canceled and no refund will be given.


~Keep all communication through the APP of the booking platform - our staff monitors our messages during normal business hours and into the evening to RESPOND faster than by phone. For security reasons, we DO NOT give out any passcodes or personal information via phone or text; ONLY via the messaging app of the booking platform.

~ If approached by a neighbor within the neighborhood, you agree to not disclose any booking information, your personal information, or invite them over to the property without host's approval. Please simply tell them to contact Lilly if they have any questions.

~We have the right to charge up to $1000 if information about the your reservation gets released. This includes booking platform information, check out/ check in time, passcodes to the house, or booking links.

Great space
We opted for a home because we had three families staying together while visiting our local family. It was more economical that 3 or 4 hotel rooms with room to hang out together and have a kitchen. A few things to note when renting. 1. Keep the door code you are sent soon after your confirmation. The information that comes prior to your stay did not include it. 2. The wifi instructions were not accurate in the details sent. We all worked while there, it may not be needed by all. The host was very quick to respond to this request and we weren't without too long. 3. The home was clean overall, some items left in bathroom trash and cobwebs in bedrooms but I still give it five stars because everything that counts was fresh and clean. 4. Seating is limited in living room. One smaller L-shaped couch and a chair. We had to bring in chairs from dining area to all have a place to sit. 5. There are several Roomba type vacuums around home but no actual vacuum. For my OCD husband this was very difficult to handle. HA!!! 6. One of the breakers that controls the recessed lighting in foyer and living area kept tripping. We just kept resetting it, but not until after I flipped every switch downstairs to figure it out. :-) 7. And finally, bring towels and washcloths. We had read past reviews and noticed that comment, so we came prepared with some extra. We had a great stay! The home served our purpose of all staying together and being close to our family. I would stay again.

The house was clean and spacious. The location worked. We were disappointed in the ad versus reality, the responsiveness to issues, access to simple things like towels & window coverings. The ad listed 5 bedrooms & 5 bathrooms & the ability to sleep up to 19. The house had beds for 11. No adult could sleep on the inexpensive futons. The property manager wanted to charge more per person above 8 even though the ad clearly stated a rate for up to 19! There were not enough dishes for 8 let alone 19. There were no extra sheets or blankets and limited wash clothes. However, the beds we’re comfortable, the property was clean, & the location worked for my family for the event. Supplies were stocked. Nice unexpected was the liquid soaps in the showers. We were not able to get a viewing prior to loosing our deposit which was inconvenient. The property manager wanted $75 to check in before 5:00 to setup which was late. She also wanted to charge for every person over eight. There were four bathrooms not five. The property manager did not seem concerned at all with any deficiencies or discrepancies.

spacious and quiet area
Beautiful home and super spacious! Quiet and friendly neighbors that greeted us on occasion during our stay. Some recommendations that I would suggest to the owner is that there was a lack of "home" supplies. For our large party, there were only 2 bath towels, 2 hand towels, and 1 facecloth in each of the bathrooms. (which required using the washing machine more than I desire when on vacation) The kitchen was supplied with minimal items and it would be more convenient to have more storage containers, cookware, utensils, etc. Upon entry, we were provided the wrong code which took some time to resolve with the owner. However, the owner was engaging and prompt with other requests throughout our stay.

Beautiful Home!
My children, grandchildren and I planned a surprised 60th birthday weekend for my husband. This beautiful home provided us with enough rooms and bathrooms to accommodate all of us. The property owner Lillian was awesome. She was very was always available to answer all our questions. We will definitely stay here again!

I had such a wonderful stay at this property for my wedding weekend. Lilly was a phenomenal host, her communication was spot on and she answered any question that I had. I had a large bridal party group that all came from out of state outside of myself and my now husband that stayed at this location. The house was gorgeous, clean, and in a great location, and it was like a mini vacation that was able to accommodate such a large group. I would definitely recommend this location to anyone as it will meet all your needs and Lilly was a great host! Cannot wait to stay again! :)

A few of my cousins came to visit from Cali, Louisiana, and Vegas for the weekend. It was great. House was beautiful. It’s some ways from the city, but it was still worth it. The host responds very quickly if/when needed.

The house was beautiful! Every room was breathtaking! The pictures were on point. We were in town on a Girls' Trip celebrating a birthday. The staircase was a gorgeous backdrop for pictures. We were not disappointed!
