Welcome to Ultima Vacation Homes, where you can experience the epitome of contemporary living in the heart of Downtown at our prime location. The Loft features a unique and stylish 1 bedroom apartment that boasts of modern minimalism with Eastern design accents, in a brand new luxury building.
The apartment is modern and stylish. It comes with:

We will need passport (or Emirates Id) copies of all guests and visitors at least in advance in order to register your stay with community/building security.

TERMS and CONDITIONS
Acceptance of Terms and Conditions. Confirmed reservation made by Guest is equivalent to acknowledging that Guest has read, understood and agreed in full to these Terms and Conditions.
Pre-arrival
Pre-check-in. In order to check in and access a property, Guest must provide information required by Community Management and DTCM such as phone, email address, Guest(s) ID(s), plates (if applicable), estimated arrival time and identify the main Guest who will be leading a check-in. ID is understood as a passport. For UAE and other GCC residents, EID and other national IDs respectively might also be presented. Failure to provide the documents will result in entry denial at Guest's fault with no right for refund.
Arrival
Self-check-in. Under normal circumstances and to adhere to COVID-19 safety precautions, Guest will perform a self-check-in. Unless agreed otherwise, check-in time is 2 pm. Guest should arrive to the main reception, where security would validate information provided during the pre-check-in against present Guests and their documents. Guest would be able to proceed to the apartment, where the set of access cards will be provided. In case guests come in batches, every adult guest is required to produce ID at the security when entering the building for the first time.
Smart lock. In most cases there is a smart lock installed in the main entry door. Guest is provided in advance with time limited and individually allocated code. Please do remember or securely write down the code. To open the door from the outside, please enter the individual code on the keypad and press the handle. To lock the door when getting out of the apartment, press a non-digit triangle button on the keypad. When inside, press the button on the smart lock, to lock or unlock the door. Guest must not neither share the code with anyone else, nor dismantle or otherwise interfere with the lock.
Access cards. Community access cards and parking cards are in the apartment. Please do not engage concierge on the topic, as they will not be able to assist. Lost card will result in a replacement fee of minimum 400 AED.
Stay
Holiday Home. The apartment is classified as a holiday home and is permitted to operate by DTCM (Dubai Department of Tourism and Commercial Marketing). This is home away from home rather than a hotel room. As such, some services are not available (e.g. breakfast, room service).
Cleaning. Cleaning fee paid by the Guest when making a reservation covers a one-off cleaning post Guest's departure. Check-out cleaning covers the typical scope: bathrooms cleaning, dishwashing, kitchen cleaning, bed linen change, vacuuming, floor mopping, etc. Extended scope (e.g. sofa stain removal, extensive garbage pile handling), if possible to be addressed by cleaning, will be charged to Guest additionally (deep cleaning), otherwise will be treated as a damage. Additional cleaning / housekeeping. Additional cleaning / housekeeping is not included in the price, however, can be arranged for Guest at extra charge. The charge will be determined by the number of bedrooms and scope of the work (regular / deep cleaning). The service must be ordered 1 days in advance and paid in advance.
Visitors. ln principle only registered Guests are allowed to stay in the apartment. Only limited number of visitors are permitted upon registration with security. Their number is limited to 2 visitors for a studio and is extended by 1 for each bedroom (e.g. 3 visitors in the 1-bedroom apartment). Visitors cannot stay overnight and must leave the apartment during the quiet hours.
Parties. Parties including Guests and / or visitors are not allowed. Most of the apartments are equipped with noise control alarm. In case of alarm, Management will contact Guest and request immediate actions. Failure to do so resulting in consecutive warning will result in 500 AED charge, while the third warning will lead to Guest eviction. Purposeful not answering to Guest mobile, property stationary phone, door knocking etc. will be counted as a delivered warning. Under any circumstance Guest cannot dismount a stationary phone or noise control mechanism. The related charge is set at minimum 500 AED.
Commercial activity. Commercial activity (e.g. movie shooting, photo session) is not allowed. Please reach out prior to booking and seek Management approval before the booking is made.
Smoking. Smoking is strictly prohibited. It results in 1,000 AED fee on top of any countermeasures to be taken (e.g. deep cleaning, furniture removal) and its associated supply cost (e.g. transportation).
Pets. As much as we love pets, we also recognize that some of our Guests might be allergic and even tiny piece of allergen remaining in the apartment might cause discomfort or pose a threat to our future Guests. As such, pets are not allowed.
Supplies. Guest is more than welcome to use supplies that are made accessible in the apartment in reasonable amounts. Any excessive usage (e.g. whole washing powder spilling or taking) will be charged. In case there is a dedicated operations storage (e.g. additional bed linen, kitchen supplies) it is not intended for Guest to access.
Unauthorized opening or usage of other supplies located in the operations storage than authorized will result in 1,000 AED charge.
Feedback. We continuously strive to improve guest experience. As such, please do not hesitate and immediately contact Management if anything is not to your liking and we will do our best to help. Similarly, your general suggestions will be analyzed and acted upon.
Departure
Check-out. Unless agreed otherwise check-out time is 12 am. Unagreed late check-out is strictly prohibited, as it might impact consecutive Guest check-in. Upon check-out Guest should leave all access/ parking cards in the designated location in the apartment, turn off the lights, double check if all belongings were taken, etc. Exiting the building on foot / by car does not require any access cards.
Reviews. Guests are strongly encouraged to share their opinion with their friends and family (word of mouth) and other travellers (portal reviews). This helps prospective guests to judge for themselves if the property is for them and allows Management to continuously optimize guest experience.
General Rules
Residential Community. In addition to abiding Online Tourism Agency rules (e.g. Booking, Airbnb) and Dubai Law, these Terms and Conditions, Guest must also abide the community rules that are available at the building concierge (e.g. quiet hours from around 10pm to 8am). This means also that from time to time neighbours can exercise their residential rights within the scope and timeline agreed with the Community Management that might impact Guest experience (e.g. renovation work). Similarly, there are certain community or city events that from time to time might impact Guest stay and plans (e.g. Road closure for Dubai Run). Guest is aware of such possibility and accepts it when proceeding with booking. For avoidance of doubt, community rules refer to written rules, community management decisions, security/ concierge directions, etc.
Liability. Guest will not hold Management liable for any injuries, theft, property loss and other damages related to the staying.
Damages. Property together with all the associated equipment is handed over to the Guest in the right condition. Theft or damages as well as wear and tear going beyond normal short-term usage will be charged to the Guest at a repair / replacement value together with reasonable provision costs (e.g. handling, transportation). Guest has 30 min post check-in to report any damage. If not indicated, all consecutive damages will be considered as resulting from Guest's doings.
Eviction. Severe house rule breaking that is continued after Management warnings will result in eviction. Hereby Guest agrees that in such case Guest will be subject of eviction, acknowledge cancellation of the remainder of the staying at no refund and agrees to pay all corresponding costs (e.g. suitcases transportation).
