The price does not include:
Mandatory extra cleaning in case of animals (€ 50,00 per animal per week or part of week). Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.

La Leopoldina is a 19th century Tuscan farmhouse, located in the hamlet of Giuncarico in the Grosseto Maremma, rich in the history and evidence of the period having been completely renovated by recuperating the original materials such as the terracotta floors, the characteristic exposed ceiling beams, the doorsteps and the stone walls. The interiors are bright, the furnishings reflect the eclectic taste of the owners who have managed to create a blend of classic and modern. The house has practical French windows that allow access to the surrounding park, with views of the verdant landscape with the Morellino vineyards below, that contains the beach pool and the pond with water lilies. The geographical location of La Leopoldina makes it possible to reach the beaches of the Etruscan Coast, renowned for its seabed rich in vegetation and marine fauna, such as Castiglione della Pescaia, Follonica and Punta Ala, as well as Talamone, Orbetello and Capalbio. Equally close are places of high historical and artistic value such as Vetulonia with its Etruscan excavations, beautiful Massa Marittima and Siena, or Montalcino famous for its countless artistic beauties and food and wine offerings, Castagneto Carducci renowned for the production of fine wines such as Ornellaia and Sassicaia. A few kilometres from the property is the famous Rocca di Frassinello winery, created by the architect Renzo Piano, where you can taste wines of great quality. In a couple of hours by car it is also possible to reach Pisa, Florence and Rome. Services, shops and a bus stop can be found in the hamlet of Grilli, just 3 km from the villa.
Interior:
La Leopoldina (approximately 165 sq m) has two floors connected by an internal terracotta staircase. The entrance on the ground floor opens into the open-plan area with dining table, living room and kitchen with exit to the pergola set up for al fresco dining. Next to the kitchen, a hallway leads to a double bedroom with sitting area, ensuite bathroom with shower and French windows with direct exit to the garden, to the guest bathroom and to the laundry room with exit to the garden. From the entrance on the ground floor, the staircase leads up to the first floor with a hallway onto which open a double bedroom and two single bedrooms sharing a bathroom with tub and shower. Park:
The park covers 3 hectares on sloping terrain characterised by trees and shrubs typical of the Maremma area. The part around the house and the swimming pool, enclosed for 8000 sq m by low walls, hedges and fencing, is cultivated with mixed lawn dotted with cypresses, oaks and eucalyptus that guarantee pleasant areas of natural shade and with oleanders, helichrysum, lavender, rosemary and laurels that perfume the summer air. The pergola overlooking the vineyards below and connected to the kitchen is used as an outdoor dining area with a brick barbecue close by. Just a few steps from the double bedroom on the ground floor is the gazebo with the living area, perfect for sipping an apéritif at sunset. The garden is laid out on various terraces offering varied scenery thanks to the presence of contemporary sculptures, the mosaic glass fountain, the romantic well, the poetic pond with water lilies and stream, the beach pool and the numerous botanical species ranging from the rock garden to Mediterranean scrub. The property is accessed via a bumpy dirt road passable only by cars with high trim, at the end of which the automatic sliding Corten gate opens onto the gravel driveway with parking areas on two levels: two uncovered ones at the pool level and two covered ones at the house level.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The private swimming pool for exclusive use is situated in the southern part of the park on a lower terrace than the house which is 40 meters away. Visible from the first floor of the villa, it can be reached either down wooden and stone steps or along the gravel path. A beach pool lined in granite, it measures 58 sq m with the depth varying from 0 to 1.20 m and has salt purification. The solarium in decking, surrounded by mixed lawn and a rock garden, is equipped with a gazebo, sunbeds, table and chairs, and a hot-water shower. The lighting is fiber optic inside the pool and solar in the lawn around the solarium. The pool is open from the last Saturday in April to the first Saturday in October.
