Welcome to our beautifully spacious family-friendly home, located north of Historic Hendersonville in the majestic Blue Ridge Mountains! Nestled in a quiet neighborhood, our property offers the perfect amount of seclusion for a memorable family getaway. Explore the property, cast a line in the pond behind the house or relax with a family meal on the spacious deck! We love hosting families with kids or groups of friends coming to enjoy a relaxing atmosphere and beautiful views of the countryside!

Upon arriving at our property, you will be greeted by a warm brick facade with a driveway that can easily accommodate 4+ cars. The home can be entered from the front entrance with a unique key code that we will provide to you prior to your arrival.

Entering the property through the front door you will be welcomed into a spacious and cozy space with comfort and connection in mind!

LIVING ROOM:

Immediately on your right as you step into the home you will walk into our open floor plan living area. The living room provides seating for 5 on our love seat with a chaise lounge and two relaxing armchairs. A large window keeps the room well-lit and affords views of the deck, the beautiful outdoors, and the pond. A large smart tv sits mounted on the wall above the gas fireplace opposite the love seat. Bring your own login and enjoy almost any streaming app!

KITCHEN:

The living room space opens to the kitchen with a spacious bar top counter. The open kitchen plan allows for even more room to spread out and socialize as a family or group while dinner is prepared. The fully stocked kitchen comes equipped with all the necessary cooking tools, coffee, paper goods, and dinnerware.

Our guests love the option to enjoy preparing a home cooked meal in the kitchen while gathering around the bar top to partake in local offerings and great conversation. The kitchen also features a table next to the large window with seating for 6.

MASTER BEDROOM:

To the left of the main entrance leads to the master bedroom. The master bedroom and en suite bathroom sit in the back corner of the home. The king bed sits between twin nightstands with reading lights. A vintage Bauhaus chair provides a peaceful area to catch up with your latest novel. The en suite bathroom comes equipped with a walk-in shower and vanity.

OTHER BEDROOMS AND BATHROOMS:

The spacious second bedroom is to the right of the kitchen and comes equipped with a king bed with twin nightstands and a reading light. A comfortable red sofa is also provided. The second and third queen bedrooms and bathroom are also off the same hallway as the master.

The bathroom sits between both bedrooms and provides a shower tub combo and well sized vanity.

The kid-friendly bedroom is located on the lower level of the home and offers two twin-over-twin bunkbeds.

The lower-level bathroom provides a spacious walk-in shower, well sized vanity, and washer and dryer.


GAME ROOM:

Downstairs in the basement area you will see a game room space – perfect for kids or competitive adults alike! We have foosball, ping pong, an assortment of boardgames, and a large smart tv. A convertible game table also flips over into a poker table setup. Parents often love to let their kids partake in the fun down here while having some grownup time upstairs or outside.


OUTDOOR SPACE:

The deck, accessible from the living area, immerses you in the splendor of the fishing pond and countryside. Larger groups love to enjoy a meal at the outdoor dining table which seats six. Two deck chairs offer an opportunity to lie back, relax, and take in the space. We provide a propane grill so you can enjoy some outdoor cooking if you desire! Downhill from the deck you will see the wood-burning (please bring your own wood) firepit area, thoughtfully appointed with 8 Adirondacks arranged in a circle at the edge of the pond.

The yard offers an opportunity for the whole group to mingle comfortably, pets to play (while leashed), while offering plenty of seating. The catch and release pond offers largemouth bass, bluegill, pike, and catfish.

ATTENTION TO DETAIL

✔ Cleanliness is a top priority for us and we pride ourselves on welcoming you into a sparkling clean home!

✔ Our home has a washer and dryer. Dryer sheets and detergent are available.

✔ We keep a first aid kit in the kitchen for minor cuts and scrapes.

✔ We provide premium linens for each guest.

✔ We provide basic paper goods and consumables - paper towels, tissues, toilet paper, dishwasher tablets, dish soap, sponges.

✔ Coffee, creamer, sugar, and tea are included.



Guest Access:

You will have access to the entire home and property with the exception of a small, locked owners closet.

Entry is via keypad on the front door. A unique code will be provided in your check in email.

Other Things to Note:

Our home sits on a downward slope and the driveway to get up to the house is slightly angled. The parking area at the top of the driveway, however, is fairly level.

When booking please list the number of people in your party.

We are pet friendly-a pet fee is added to the reservation.

NO PARTIES OR EVENTS WHATSOEVER. We have a ring security camera on-site and are able to see if people outside your group comes to the house. This will result in an IMMEDIATE cancellation of your reservation with NO refund.

We run on septic. Please only flush toilet paper and NOTHING else. If the septic clogs during your stay, a fee will be assessed to have a plumber come and make repairs.

There is a required pet fee even though we are pet friendly. Please add the correct number of pets to your booking registration and the fee will automatically be applied.

Self check-in with lockbox/ smart lock.

This is a NO shoes house. All shoes must be taken off at entry and may be placed on bottom shelf of console table under the TV. There is a $10 fee per carpet/rug stain left in the home. Please understand this takes A LOT of extra time to clean.

**Important** Please make sure you read and comply with these rules:

NO SMOKING IN THE HOME AT ALL

NO Excessive guests

NO Mailing Packages to the home.

NO PARTYING of any kind inside or on the property. Please respect the community. Noise level MUST BE MINIMAL after 10PM! There is a noise level city ordinance we do not want complaints! Violation of the noise/party rule will result in the police being called, termination of your reservation, and the security deposit retained. We must respect the peace of the community! Thank you.



PENALTIES FOR THE FOLLOWING. Held against security deposit and claim will be filed with Airbnb.

**Stolen towels: $10 per towel, no matter the size.

** Smoking in the home: $150

**Lost Keys: $50 to rekey

**Late Checkout Past 10am without our consent. $75

**Excessive Guests than reservation. $50 per guest.

**Excessive Cleaning if place is left filthy with trash everywhere. $150



You must also acknowledge:

Amenity limitations- We provide three rolls of toilet paper per bathroom, two rolls of paper towels, A roll of garbage bags for each bin, laundry and dishwasher pods. More can be provided for longer stays, but may have a charge associated. If you need more please ask and we will try to accommodate you.


Please do your dishes before you leave. (This helps us keep cleaning fees low, which benefits you as well)

No illegal substances allowed on the premises.

We only have a ring door bell camera on the front door. These are not viewed unless there is damage to the property or requested by our guests. There are no cameras inside the home.

***Fire Pit Safety

-Never leave fire unattended

-Ensure fire is completely out before leaving or going to bed.

**-HAVE FUN, MAKE SOME S'MORES, AND SOME MEMORIES.

-Please scrap the grill after using it so it is clean for the next guest.

***PET RULES****
-All pets must be house broken, additional cleaning charges are guests responsibility for any pet waste in the home.
-Ensure pet is clean before entering the home.
-All pet waste must be cleaned up from the yard prior to end of the stay. Doggie bags are located under the sink.
-All pets are required to be up to date on all vaccinations and medication.
-All pets should are to be treated with flea and tick repellant at least three days prior to arrival. Owner agrees to pay the full expense of flea removal if fleas found after your stay.
-No pets on the beds, due to white sheets. Pets are allowed on the couch only with the provided pet blankets covering the couch.
-Any damage to the exterior or interior, caused by the pet will be the full financial responsibility of the pet owner.
-Dogs only, no cats.
-Pets must be crated if left alone in the property. (Crate is provided)


If there is a board game or other experience you would like us to provide please let us know and we will attempt to add it. We are always trying to improve and make your stay fun.

A New Favorite

Starting from the outside - Plenty of off-street parking in the long driveway. The back side of the home is well equipped with a large Gas grill which includes a side burner. The back deck is large enough to accommodate a group of adults, it includes an outdoor table and chairs for dining etc. The back yard is massive and rolls down to the fire pit and pond. Several Adirondack chairs ring the fire pit (plenty of split wood on hand as well) a giant shade tree provides a nice spot for picnics etc. Our group of eight adults and two children was very comfortable by the pond. Two fish were caught from the banks of the pond. They were hitting worms and spinners. Immediately inside the house is a large kitchen and lengthy countertop to the R as you enter. The kitchen was fully equipped- two coffee makers, pod and drip. The gas stove and oven were top notch. The living area off the kitchen in an open-design format included plenty of seating and room to move around, watch TV and play games. The adult bedrooms are accessed through hallways off the LR and each one was large and comfortable - an en-suite bathroom in the master. The downstairs has the foosball table and table tennis along with another bedroom with double bunks. A big screen TV is downstairs as well. We enjoyed local sites like the Falls at Pisgah National Forest and the quaint shopping near Lake Lure, where we swam, and enjoyed the water park. An Ingls grocery is nearby. We enjoyed our stay!
