The South Knox Stable is 5 Minutes from Downtown Knoxville and University of TN. A barn like renovation was giving to this luxury vacation rental in order to provide guests with a unique experience as they visit our vibrant town. Every room in the stable is guaranteed to wow, and was carefully & thoughtfully designed with the guest in mind. You are going to LOVE this place.

Guests will have access to the entire property, including the 600sqft deck and 1/2 acre yard.

We are a 5min drive to Downtown Knoxville or the University of TN. Vibrant Sevier Ave along the South Knoxville waterfront is also a 4 minute drive. South Knoxville is a rapidly growing into one of East Tennessee's favorite places to visit. This side of the river is home to 5 Knoxville breweries and many new restaurants, Ijams nature center, Bakers Creek Preserve Bike trails, and much more.

Please be advised that while South Knoxville is booming with new business and development, it is also a working class part of town and not every home is as nice as the SoKno Stable. Many of our residents walk to the nearby grocery stores. There is potential that you may see residents walking past the home on their way to the store! The office buildings next door to the Stable is a center for the deaf, and a storage building that are closed on weekends have very minimal traffic during the week.

You can get anywhere you would need to be in Downtown Knoxville in a 5-8 minute car ride. If you are feeling more adventurous and would like to walk or bike, there are sidewalks that lead all the way to Downtown. We would plan for 15-20 minutes if riding a bike, or 25-30 minutes if walking.

Uber/Lyft are also available in this area for $5- $8 during normal hours.

✧Any guest who confirms a reservation will be responsible for damages up to $500. An authorization hold will be placed on your credit card. It will be removed once you check out and if nothing is damaged.
✧To abide by all legal requirements and building security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, and pass through our verification portal and, in some instances, complete a criminal background check.

✧Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
✧You agree to be bound by our rental terms and conditions.
✧You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
✧You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
✧You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.

We are happy to host you for your stay with us! Please keep the following rules in mind during your stay:

TV: Using the Amazon Firestick - Please feel free to login on any of your favorite streaming apps for TV entertainment. We do not have cable or local network television.

Check-in: Enter the provided code in the keypad on the left set of Double Doors on the back deck. Please let us know you made it in okay and that everything is as expected!

Checkout: Before you leave, please run washing machine with dirty towels and clean any dishes or cookware that was use during your stay. Please send us a message to let us know you made it out!

GRILL: Guests are expected to clean up after themselves when using the grill. If propane runs out during your stay, please Refill and send us picture of your receipt and you will be promptly reimbursed.

Sound System: To access the speaker system, enter the AUX cord located behind the bar, into a phone or laptop. Ensure black control box is turned on, and setting is on AUX. Please keep music to a minimum after 11:00pm.

Maintenance: please refer to the maintenance guide on the fridge to troubleshoot maintenance issues. If unable to resolve, please contact our management team during business hours, or use the emergency line in the event of an emergency.

**Twin Bed Linens are available in the supply closet for guests to use, however these beds are not pre-made prior to guests arrival.

1) Local guest reservation requests are subject to further review and questions. Please provide full name, # of guests, and reason for booking.
2) Reservations should include the correct number of guests staying. Please ask the host for permission to bring visitors over to the property.
3) Noise should be kept to a minimum after 10:00pm.
4) Please be courteous and respectful of the other neighboring residents and guests. Any behavior that results in a complaint by a neighbor, building resident, or HOA is considered violation of this rule.
5) If you have any issues during your stay, please notify us immediately. At check-out please leave the place as you found it upon your arrival. Any costs to repair or replace an item, fixture, or furnishing found damaged after your stay must be compensated by you. All damage and replacement costs include a labor charge.
6)SMOKING, VAPING, and PARTIES of any kind are strictly forbidden. In the presence of any evidence of these things, including odor, a $300 “Wear & Tear” fee will be applied in addition to any specific damage or cleaning that is required.
7) Before check-out, we ask guests to begin dishwasher with used dishes (if applicable) and start washing machine with used towels.
8) Please do not leave any doors propped open for any reason. All windows and doors should be closed and locked when not present at the property.
9) Guests agree to follow the cancellation policy at the time of booking, and agree to any cancellation fee that may apply in the event of a cancellation. 10)Guests agree there are no exceptions to the policy including illness, travel restrictions due to weather, and reasons related to COVID-19.10) Guests should inspect the property upon checking-in and notify Management of any issues, damage, missing amenities, or unsatisfactory conditions. Should there be an issue, guests will allow a reasonable amount of time during business hours for Management to address or provide a solution for any reported issues, or unsatisfactory conditions.
11) It is the guests’ responsibility for all of their belongings . Please do not leave any valuables in cars left unattended.
12) It is the responsibility of Guests to complete all check-out instructions for the property prior to 10:00am Checkout. This includes putting trash in the trash bin, washing any dishes that were used, and starting a load of any used towels in the washing machine.
13) Guest agrees that if they have not checked-out by the designated checkout time they authorize the Host to charge the guest for the Hourly Rental rate of $50/hour to the credit card on file.
14) We are happy to have pets."Pet fee charge separate from reservation fee for $50/night per pet. Up to $250 for 1 pet or $300 for 2 pets ." We ask that you don't allow pets on furniture, beddings and that you clean up after them. Pets must be either supervised or crated at all times. Any traces of this being violated guests can be charged up to $300 for extensive cleaning and breaking of house rules.”

**Please, No shoes allowed in bedrooms to help keep carpet clean.

*It is the guests responsibility to ensure they have all their belongings before checking out. If guests would like an item shipped to them, there is a minimum $50 shipping and handling fee which is collected prior to shipping. We will hold items for 1 week if guests would like to coordinate a pickup of an item.

Really really nice property. Only issue we had was the next guest renting the property showed up around 9:30 while we were cleaning up and our check out time was 10. It was a bit weird and inconvenient but apparently they booked the unit to set up for an event from 10-11. I think that’s a bit close with our time being 10 to check out. Otherwise, the property was beautiful! No issues at all.
