Stunning quirky 2-Bed Cottage in New Brighton

The Boathouse is nestled between two pubs in a conservation area a 1 minute stroll from the promenade, beach and seafront of seaside resort New Brighton. Sitting on the world famous River Mersey with stunning views of the iconic Liverpool waterfront. This property is perfectly located for a peaceful seaside holiday on the doorstep with an abundance of bars and restaurants in walking distance or is in close proximity to experience the fabulous city of Liverpool with its world famous culture.
We have lovingly renovated and decorated The Boathouse to a high standard trying to restore and maintain as many original features as possible. The décor reflects the coastal cottage/nautical theme of the area and we hope it creates a cosy feel to this unique historical property.
Please be aware that the cottage is very quirky and therefore has height restrictions in places and an unusual staircase. We would ask that you take care and please use the staircase from the first floor to the top floor with caution, it is a paddle staircase which means you start off on your left foot as the stair is wider at the left followed by the next stair which is wider at the right and so on, the same theory will apply when coming down the stairs.
The Kitchen...we have left a welcome basket for you with a few essentials including homemade bread, jam, marmalade, beer and Prosecco, the fridge has milk and the freezer has ice. You will also find a selection of condiments in the cupboards which you are welcome to use including herbs, spices, salt and pepper. Along with a Dolce Gusto coffee machine and pods there is tea, coffee, sugar and sweeteners available. For cooking there is a 5 ring gas hob and electric oven and microwave and kettle. The kitchen is fully stocked with crockery, utensils, pans, cutlery, cups, glasses and everything else you could possibly need,
There is central heating throughout the cottage which is constantly on and set at 18degrees, if you need to turn the radiators up or down they are thermostatic.
Living room.....There is also and eco design ready woodburning Esse stove in the lounge with a supply of eco fire lighters, kindling and kiln dried logs, perfect for chilly evenings and rainy afternoons. There is a smart TV with Netflix and the WIFI code is…..You will also find a selection of games in the sideboard cupboard in the lounge and some things you may find useful in the drawer. We must insist that you please follow the instructions for the lighting and use of the stove to the absolute letter and if in any doubt please contact me.
There is also a downstairs toliet with washbasin.

Moving upstairs….both bedrooms have hypo allergenic pillows and duvets and the bedding is recycled and eco friendly. The beds are medium to firm and should be comfortable for everyone. Both bedrooms have a smart tv with Netflix and bedroom one has a separate dressing room area. with a basket of things you may have forgotten. If you find the bedrooms too hot there are thermostatic controls on the radiators that can be adjusted.

The bathroom has a large shower and heated towel rail, there is a small step in the bathroom so please take care. There is a supply of recycled cotton bath and hand towels in the bathroom and plenty of toilet roll.
There is a small sunny garden to the rear of the property with comfy rattan furniture and cushions. Not only is there a wood burning stove in the lounge but also in the garden for when the sun goes down.
