**This will tell you about our space. Please read**

We have a quiet neighborhood, that conveniently sits right outside of town. We are near the James River and Interstate 44 exit - leading to north/south Springfield in record time. Also, a very convenient run to Republic or Battlefield City if in your plans. This is really a great spot to get around for multiple venue activities, or just sit around and relax.

The space was originally used as a family apartment.

It gets a lot of love and maintenance, while maintaining a great level of privacy.

The space is completely private from our living space. The door to upstairs is always locked.

Family of 4 lives upstairs. They are considerate of guests, however you can and should expect normal family noises. Please keep this in mind when considering our space.

You'll see a gravel driveway with solar lights (and address marker) running the stretch, which will lead to lower level where your unit is (side entry)!

The unit is on the lower level of house. During stay you will hear inaudible noise from a very considerate family upstairs, such as subtle creaks in floor from foot traffic. This will be similar to an apartment complex in this respect.

Also, well water is rich in minerals. For those that don't like well water, we offer Culligan filtered water for that flavorless water experience.
Additional rules
That disclaimer language:
1. No shoes on carpet
2. Please do not sit on couch armrests and keep children from walking/standing/jumping on any of the furniture.
3. Having parties forfeits the reservation, with no refund.
4. No loud music, noise or visitors after 10 pm.
5. We can only accept bookings from completed account profiles (registered phone number and government-issued ID attached to their account).
6. There is a $50 late check-out fee.
7. Lost or broken item costs will be added to booking fee.
8. If broken house rules cause subsequent guest/s to cancel or require refund/s – these losses will be charged to previously cited guest.
9. Registered guest counts need to be accurate. For every unregistered guest after 10pm, there will be an additional $10 fee per extra person, for every night of reservation.
10. There is a $200 smoking fine for each day of the infraction and/or stay. This includes the entryway (smoking further away to help air out oneself is acceptable)
11. Be gentle with partition, please do not touch artwork
12. Keep young kids away from heated towel rack to avoid risk of their burning themselves
13. Due to regular misrepresentations and broken house rules, we no longer accept local bookings from guests with negative-ratings or lack of history.
14. Unregistered pets forfeits reservation, with no refund. $30 added fine/cleaning
15. Guests take full responsibility for loss, injury, or damages that occur on premises and it's facilities.
