IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

-This is the Upper (2nde Level) Ocean Facing unit of an oceanfront Triplex.
- Noise from other units, neighboring homes, and beach goers should be expected.
-Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
-Crib/Pack n' Play must be requested prior to your stay.
-Parking Garage is Shared However, you are provided (1) Designated Parking Spot, Spot B.

- The indoor Fireplace is inoperable and for decoration only. Do not attempt to light.
We recommend you bring firewood if you plan to enjoy the fire pits on the beach provided by the city.
- This Upper home does NOT have access to the Ground Level Patio.
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

Nice location, old broken furniture
Loved the location. Furniture was old and broken. Blinds on front window were broken (privacy issue). Not enough seating in living space. Has one small couch and some uncomfortable chairs. If they would put in just a little to buy sturdy furniture and new blinds, this place could be really great. Bathrooms also old. Basically, I told my kids not to touch anything because most stuff was on the verge of breaking and I didn't want to be responsible. Not a relaxing situation to be in.

DO NOT STAY HERE
This is the worst experience we have ever had in a VRBO in the last three years. When we arrived the first night, there was another tenant that was parked in the middle of the garage. It took us an hour to get this issue sorted out. We were forced to pay for parking in a parking lot a quarter of a mile away and never reimbursed. This was a major inconvenience as we have 4 children and a lot of luggage. This VRBO is quite dated and needs upgrades. On our first night, we reported a gas smell as well as the other tenants. We woke up to no hot water. We called the manager and they ended up coming out later that afternoon and fixing it while we were there. This was also very inconvenient as they wanted us to be present while the repairs were done and we wanted to enjoy our vacation. A manager came out so we could leave and enjoy Newport Beach. Basically the entire Saturday until later that night, we had no hot water. We received very little communication to what was going on with the gas smell/gas leak and the status of that. While we loved the Newport Beach area and highly recommend this location, we STRONGLY urge you to find another house to rent and this house ABSOLUTELY did not warrant the price that we paid for this rental.

Only drawback was the way sound traveled through the property. This may have just been due to the people in the unit next to us but you can hear everything through the walls. Other than that it was a beautiful place in a fantastic location.

Great Home for a Beach Getaway
This was a great house in Newport and exactly what we were looking for. Right on the sand, easy walk to the water, and right next to fire pits. The house had the basic appliances, but it's best to bring anything you need for cooking. There weren't any spices, coffee, or condiments. The house is walking distance to the pier, shops, and restaurants. We had a great time and would go back!

Stayed over New Years. On the second day the oven and the griddle stopped working. Oven was fixed by the late afternoon but the griddle never worked again despite 2 more calls to management. On the morning of New Year’s Eve, the disposal was not working. Management notified and we were promised a fix the same day. Disposal not fixed until the late afternoon the next day. We were told Tower 17 was “short staffed and overwhelmed” on the 31st. When disposal was fixed, the sink was left with food particles and grease half way up the sink. Fourth call ended with the promise the manager would call back. Still waiting for the call… Great view of the ocean but difficult to recommend this management company.

Not happy
Had to call both nights about noise from other guests. They did not enforce their strict noise ordinance. The stove did not work so we had to throw away all the food we brought. And there was a chair that was broken, luckily we did not sit on it.

We just happened to stumble on this nice property with a perfect location. In addition to the view, the house has a welcoming warmth which we felt during our stay here. All the little things needed like dishwasher pods, handwash soaps, scrubber, shampoo, conditioner including trash bags were all there!! Very well prepared and kept. Enjoyed our relaxed vacation time and highly recommend it!

Great location for a family vacation
This unit is perfectly situated on the beach. It was so convenient to just walk back to the condo to grab lunch or use the bathroom, especially for a family with young kids. We could also walk to dinner, shops, and entertainment. It was great to have a garage, but a little annoying to share it with the other renters. A couple times we had to ask someone to move their car or switch spots due to the size of our vehicle. If this process could be clarified more, I think that would be helpful. Overall, a great rental!

I arrived and all went smoothly! The directions that were given to me were accurate and the key were waiting in the lockbox right outside the door! The place was just as advertised and clean. On day two my garage remote stopped working (luckily I had a key to get in) and the washing machine broke! However, I called the management company and Bobby got back to me with answers for everything! He came by, fixed the remote (which was just a battery) and rectified the washing machine problem. He was very nice and super accommodating. Thank you Bobby! I will definitely rent here again or at least use this company for another property.
