There's a retractable awning on this level, so you can decide between soaking up rays or relaxing in the shade. On the upper balcony, accessible through both the living room and primary bedroom, discover more seating and a cafe-style table perfect for enjoying your morning coffee or evening glass of wine.

Inside, ocean-facing windows bring in stunning views and plenty of natural light. The common area boasts an open layout, making it easy for your group to connect, and offers a comfortable living room with a fireplace and television and a fully equipped kitchen with barstool seating and a gas range. Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

All guest stays in Newport Beach subject to the city's 10% Transit Occupancy Tax (TOT).

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

Beautiful location with easy access
Everything at this place was as expected. It sits almost right on the sand which leads to beautiful views. The living area was a good size to host our group altogether. Our only issue is that the doors/windows were a little drafty, but we were there in off-season and it's typically not that chilly in Newport Beach.

Fabulous beach location!
This house was perfect! Exactly what we expected. Steps to the beach! The place was clean and comfortable. We would definitely recommend and would consider renting again if we come back to this area. I will say that we stayed during a crazy heat wave. We knew from the listing there was no AC as most of the places on the beach in this location area are the same. The house was well equipped with fans which were our saving grace. Thank you for having everything there that we needed!

The property’s kitchen was well stocked with dishes pans and cooking utensils. The beds were comfortable clean and plenty of towels for everyone. Also lots of beach chairs and toys.

We enjoyed our stay with our kids and grandkids! Loved the boardwalk to the beach and the various decks. Overall the property was clean, although the carpets could use a good steam cleaning. The property manager was very helpful as was the good communication.

We booked this house hoping for a place we could all relax after being out and about on adventures during the day. It was perfect. We rented bicycles to be kept in the garage during our stay. The bike path and beach were literally steps outside the back door. With a short walk or bike ride we could enjoy the beach, the Balboa Pier, shopping, and restaurants. The AvantStay team answered all of my questions promptly and efficiently. I would stay at this house again or at any other AvantStay properties.

Beautiful Beach House!
We stayed here with family and it was a perfect house for our getaway. The location is very walkable to shops, restaurants, coffee, and Balboa island ferry area. Being on the beach is perfect, there are beach chairs and umbrellas supplied. The house is very clean and there was plenty of towels and necessities for the family. There is laundry onsite to make cleaning clothes and towels easy. The garage is a little tight for two cars, we had a van and a jump and only felt comfortable having one car in there. Street parking wasn't an issue though. I would highly recommend this property! AvantStay was very responsive with all my questions as well. I hope to stay here again!!

Nice Location
The location was nice, and the house was nice overall. We did have a good rainstorm that caused water to leak in under the doors, through the ceiling lights and around the windows, We turn power off to the lights and used some towels and buckets to catch most of it, but will likely require some repair and weather sealing. The house cleaning crew was great, even let us drop out stuff off a bit early which was very helpful. Great views, and an easy walk to local attractions.
