Centrally located in the heart of West Newport Beach with a private spa on the patio, this unit is a short walk to the beach, shops, restaurants, a grocery store, and parks! The home features a beautiful beach-chic seating cluster - making it the perfect place to gather at any time. Recently renovated and newly furnished, this first-floor 900-square-foot vacation home is located on Balboa Boulevard at the start of the Balboa Peninsula. The well-designed and furnished great room is detailed with tile flooring, a ceiling fan to keep you comfortable, and a TV. A sliding glass door leads to the patio with a bubbling spa, gas grill, and an umbrella-shaded seating area.

Create everything from family meals to beach snacks in the well-equipped kitchen, outfitted with stainless steel appliances, granite countertops, and kitchen bar seating. Gather for memorable meals in the dining area.

A spacious primary suite sports a king bed, a walk-in closet, and a ceiling fan. The large en suite bathroom features a beautifully tiled shower, bidet, and large mirror. The guest bedroom has a queen bed, and there is a guest bathroom with a shower/tub combination located in the hallway. All beds and bathrooms are furnished with premiere linens to ensure your every comfort.

Here, you can easily enjoy the best of Newport Beach with sandy warm beaches, Lido Marina Village, the Lido House, and Hotel, plus world-class dining and shopping. Come experience this little slice of Southern California paradise you will be glad you did!

THINGS TO KNOW
No smoking is allowed inside or outside the property.
Due to the moderate coastal climate, this house (like most in the area) does not have air conditioning.
The fireplace is non-operational.
This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy, and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please ensure you are comfortable with these policies before renting with Vacasa Seasonals, Inc.
Please note: reservations for this home will not be refunded if canceled within 60 days of arrival.

If you are bringing a dog on your trip, the pet fee is already included in your quote when selecting ‘Yes’ to pets. If you would like to add more dogs, please contact us. The pet fee is per stay and ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog.

Nice location, needs a little attention
The unit is in need of some deep cleaning, update to living room furniture and some overall attention to make it a bit more inviting. The kitchen is spacious enough, beds are comfortable, but it needs some updates to make it more inviting as a whole. The location in great. With a little work, the place has potential.

In need of repair and updates
THE BAD: Everything at this place was maintained just enough to look good in pictures. The bedroom furniture finish was damaged and the owners covered it with drawer liners, rather than getting new furniture. One of the "bedrooms" had no closet at all. The cooking utensils, pots and pans were almost unusable. The bathroom window was broken and rather than fixing it they simply taped a label to the window that read "handle with care." The shower head was broken and shot water out at a 90 degree angle. The living room chair is stained yellow at the armrests and headrest from other visitors body oils. The couch cushions completely compress when sit upon making it impossible to relax and watch TV in the space...THE GOOD: The beds were soft, but comfortable and the linens and towels were clean. The washing machine, dryer and dishwasher worked well. The hot tub was a nice feature and worked as expected. The location was great. It was close enough to the beach that we were able to go back to the unit for bathroom breaks and it is behind a cold stone, pizza restaurant and grocery store. There are bars within walking distance and the pier is about a 20 minute walk from the unit...FINAL IMPRESSION: I would not return to this unit until it has a serious overhaul!

Overall property is nice -- it needs to be noted that to get into the property you must walk all the way to end of the alley to the fence to access the property. It was very dark when we arrived and no lights were on and instructions on how far back to walk was not clear. Also note that there are NOT two queen beds. There is one queen bed and a queen sofa bed (that is not comfortable). Location was good and the place is well stocked with supplies.

Needs updating for the price
This place was very expensive for the cold, off-peak season. The showers were old and broken in both bathrooms. The fixtures and furniture were also old. The ceilings and walls were really thin as I was woken up in the middle of the night by a tenant coming in upstairs. There are tons of properties in Newport Beach where you can stay for much cheaper, and they’re much nicer.

It was nice and close to the beach and food. My only complaint was that there was a family on the upper floor with small kids. The kids were running and stomping early like around 6-7am and didn’t stop. I finally went up and talked to one parent (nicely). She apologized but the kids still did the same later.

Great Stay
This is a two bedroom two bath home! Nice kitchen, living room, and dining room. The spa can fit two comfortably, temperature is cool but doesn’t need to in the summer. One thing I like is that the backyard has an actual lime tree. The home is a block away from the beach, has toys you can use at the beach, and several restaurants/bars within walking distance. The neighborhood seems safe even when we walked the dog late at night. Great Place to stay when visiting Balboa and a few minutes from Orange County Airport.

Great time and location
We had a great time at this property. We liked the location. Was easy access to beach , Starbucks, local grocery store, and some local eats options . We had a small hiccup accessing property because how far back along the building it was . Once inside was as described. We had a small party so was just what we needed. If you have a property needing the pull out couch I wouldn't count on it being a comfortable option. I also recommend bringing your own extra spices( if u plan on cooking), trash bags, TP, paper towels , and fans. There are 2 box fans on property and ceiling fans in every room. We brought our own 2 fans for master so ended up having 4 fans total for master and still were warm so if you sleep warm just keep that in mind . Spa was enjoyable for us ; jets aren't super strong but relatable. We didn't use grill while on site. We also never had neighbors upstairs while there so we didn't have any issues . The local taco shop next door Sanchos was fantastic. We would definitely stay here again for location alone . Walk to the beach was easy . Saw previous reviews on bed comfort but maybe they replaced bed(s) since then so no issues . If you want to make use of washer and dryer bring detergent ect. We did have some outlet issues were we would plug stuff in and it would never seem to power on / charger . The screen patio door slider seemed to just slide / pop off track after a time of two of opening it so felt that it was an issue from maybe a previous tenant that wasn't reported. Overall loved location and property.

Awesome Location & Space
We stayed for two weeks to test the waters on working remote with our kids while they are out on summer break. The location and the home were perfect. The place had most everything we needed for cooking & prepping meals. Plenty of sheets and towels. Great WiFi. The boogie boards were a nice touch and the hot tub and outdoor space was perfect for our family of 4. Parking was easy in the driveway and we were even able to store our bikes safely on the back patio. The close proximity to Pavillions for groceries and Sanchos for tacos made our stay even better. We would definitely stay again!

Decent place but had a few issues
Property inside was decent and clean but the reason we rented this place was for the little yard and hot tub. There is a large drain in the back yard area that is super clogged and water had flooded the back area for most of our trip. We had a small dog with us who needed a little outdoor space that we could not really use because the water was standing back there flooded and kinda gross.. Also the hot tub was really dirty unfortunately and we were REALLY looking forward to using it! This is the very rear bottom back unit so it backs up to the shopping mall which trucks come to unload there stock all day. Not a giant issue but still annoying enough. Lastly, you hear every footstep of the renters above and the toilet flushing is right above the master bedroom bed. I did ask for help with the backyard drain issue and the hot tub twice but unfortunately got the call after checking out that our rep had been out of town. They did offer us $150 back which I guess is better then nothing. In all my years of using VRBO this is the first time things were a little disappointing. Did love Newport Beach though and will definitely be visiting again just stay somewhere different most likely!
