Step into your third floor loft with a private rooftop deck in downtown Newport! This dog friendly space is outfitted with a queen size bed, twin bed, and pull out sofa. There is a large bathroom with a large soaking tub, glass walk in shower, and a washer/dryer. The unit comfortably sleeps 5 guests. It also comes equipped with a coffee station, microwave, mini fridge and ample closet space. Don’t wait, book today!

86 Spring Street is one of the best locations in Newport. You are a five minute walk to famous landmarks such as Bannisters and Bowens Wharf, Trinity and St. Mary’s Church and The Black Pearl Restaurant. Truly, you are in the heart of it all with dozens of restaurants, shops, bars and sights right outside your door.

Hop in your car for a 10 minute drive to both the Ocean Drive and Bellevue Avenue Preservation Society Mansions.

Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will get an email the day of their stay with the codes to the doors.

Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.

There are two off street parking spots which are on a first come, first serve basis. There are, however, paid public parking lots on Church Street,and also one on Clarke St. which are both just two blocks away. There is also the option of parking for free at another Windward Lot which is a ten minute walk away located off Broadway. Please contact us if you will be needing access to this lot.


86 Spring Street is a five unit building located on Historic Spring Street. Unit Three is located on the third floor, and is the perfect retreat after a day spent wandering around downtown. The room has a vaulted ceiling and is bright, open and airy. The best part of this unit is the private roof top deck!

The bathroom was recently renovated with a glass walk in shower and huge soaking tub. The unit was also updated with mini splits, so you can keep it cool in the summer, or cozy in the winter.

All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels.

Aside from the cleanliness of the space, it is in one of the most sought after locations in Newport. You are steps away from Thames Street, Bannisters & Bowens Wharf, and endless restaurants, bars, and shopping.

Homecoming parents weekend at Salve Regina
So comfortable, neat and clean. Very spacious. The bedding, beds and couch were super comfortable. A very pleasant space. Loved and enjoyed the outdoor space too! Enjoyed the well stocked coffee set up each morning. Bathroom experience was a highlight.

Excellent location, walking distance to everything. Nice quiet and private and easy parking. Bright and cheery unit! Will definitely come back! Suggestions would be a light near coffee maker and squeeze in a little sink near the coffee bar. Otherwise, perfect!!!

We had an amazing time and the property was just as promised. The location couldn’t be beat for getting to restaurants and the main drag, as well as getting to the beach. Check out the trolley system for getting around town as the stop is just 3 minutes from the home. It was exceptional and made our trip fantastic

Great location- adorable studio!
This place was perfect for our girls weekend! We loved the studio feel and there was plenty of room. The bathroom is huge and the shower is so inviting! The location cant be beat! I wish there was a sink in the kitchenette. The only recommendation i would make is that we had 5 people, but there was only 4 of everything (even towels). Wouldve been nice to have a wine glass for everyone, coffee cup for everyone, etc. We would definitely stay again!!

Perfect location
The third floor unit was nicely decorated, clean, and relatively cool with the 2 air conditioning units. But the biggest “plus” was the close proximity to EVERYTHING! Once we got one of the 2 parking spots that come with the property, we did not get in the car for 4 days! We easily walked downtown, and to a great gym in a plaza that also had a grocery store and drugstore. We even walked to the a Cliff Walk! We walked to go on several tours, and walked to the White Horse Tavern. The city of Newport has a lot to offer, and this house is in a great location to enjoy all if it!!

Great for a girls trip!
I was traveling with my mom and sister, We booked this last minute after the hotel we booked just wasn’t the right fit for us. This was perfect! Why didn’t we book this from the start? It was a perfect size for 3 girls, bathroom was large enough multiple people could be in it, shower was really nice. There are 3 beds, I slept on the sleeper sofa and it was surprising comfortable. Location was amazing!

Nice place - lots of quirks.
The room was very nice and clean. However many things were not in working order The heating didn’t work - we’d set the temperature and 2 hours later it would be cold. The lock was broken on the front door. It was unclear how to get the TV to work and no one to call about it. There were no dishes to use so we had to go out to eat for all meals. Plus there was no running water in the kitchenette. We’d stay there again but we’d have different expectations.

great place to stay!
Very spacious loft - seems to be newly renovated. Large bathroom with washer/dryer. Exactly as listed. The location is great- walking distance to the water, restaurants, and shops. Great pet friendly neighborhood as well- 2 parks a couple of blocks away. There are only 2 parking spaces, first come first serve, however we managed to find street parking in front of the unit every night. Would definitely recommend!

Comfortable Beautiful Convenient
My partner and I had a peaceful and confortable stay in this conveniently located studio. It is spacious and clean. The location was perfect and we were able to find street parking everyday. We just had to move it before 10am, but we were able to find another spot near by. The only thing I didn’t appreciate was the carpeting because it is difficult to get 100% clean. We enjoyed the separate sitting/TV room area and outdoor terrace. We were walking distance from many delicious restaurants and beautiful shops. The host responded quickly and even came over to help open the washer door, within an hour of us reaching out to him. We enjoyed our stay very much.

I did however contact owner when we arrived there were 4 chairs on the deck 2 were plastic and were so broken they couldent be used there was broken glass in the bathroom near the tub one of the 2 air conditioners was not working. And no one responded back to us all in all it was a great time had by all we love Newport we have been visiting for over 30 years and the location was really great

My aunt, daughter and I stayed here for three nights. Our unit was just perfect for us. The decor, the size and the location were perfect for our needs. We loved staying in town. Most of our destinations were a short walk away!

Property was clean and as expected. The mobile AC units did a decent job of keeping the space cool. Parking was limited as noted, but the local parking lot was easy to get to. A ~10 minute walk to anything desirable downtown. The host was very responsive to my questions before and during our stay.

Lovely place, close to everything
The house was quaint and in the historical district of town, close enough to walk to most places. Parking was a bit tight, but once we parked we didn’t need to use the car at all. The space was great, very large and roomy. The porch was nice and relaxing and the bathroom was amazing with a large jacuzzi tub that was a nice end to a busy day. Communication with both Matthew and Keith was good and they were responsive. We hope to visit again!

Terrific!
Communication with the owner, Matthew, was always quick and easy. The space was exceptionally clean, and comfortable; the bathroom was terrific, including the jacuzzi tub. As far as the location, it was as good as the rest- very short walk to Thames and easy distance to the Cliff Walk! This spot is a gem.

Time Alone
I love waterside towns and NE architecture. I wanted a bit of time alone to rest. This allowed relaxation, an awesome tub to soak in, proximity for lovely walking and viewing to enjoy and take photographs. I enjoyed it in the anowy weather. The view from all windows was lovely. I did not partake in eating out, socialization - this visit was during the pandemic and I wanted to be isolated. I hope to utilize this place every so often, exploring further.
