This one-of-a-kind, direct oceanfront corner condo offers panoramic views of the beach, Boardwalk, and inlet right from a lovely gazebo balcony. Great for people-watching and breathtaking ocean sunrises! Once you've enjoyed the view outside, wait until you get a look at the inside! Beautifully decorated with many luxurious features, including a well-equipped, jetted Whirlpool tub, tropical wall murals, four TVs, one DVD player, free WiFi, a gas fireplace, and more.

Walk down to the beach for a day of sun and surf, or stay home to swim in the beautiful rooftop pool (with a state-of-the-art saltwater filtration system). Additional luxuries include a fitness center, sauna, sundeck, outdoor showers, and secure, covered parking garage (two assigned spaces).

THINGS TO KNOW
The swimming pool is operated by the complex and Vacasa has no authority over the pool. The pool is typically open from Memorial Day to Labor Day; subject to change without notice including days and hours of operation in which the pool is open.
In the event guest cancels their reservation Vacasa will return the unit to the rental market in an attempt to re-rent the unit. If Vacasa is able to re-rent the unit for the same amount or greater you will receive a refund less a $150 cancellation fee. If Vacasa is able to secure a reservation at a lesser rate you will be entitled to a refund less the $150 cancellation fee and the difference in reservation amounts. If we are unable to re-rent the unit you will forfeit the full rental amount.

Ocean City has adopted a noise control ordinance that makes it unlawful to cause or permit noise levels which exceed those established by the Department of the Environment of the State of Maryland (COMAR 26.02.03.02) or are in violation of Chapter 30, Article V of the Town Code. It shall be a violation of this agreement and grounds for eviction under Maryland law if these noise levels are exceeded as a result of activity on this property. Ocean City has other noise ordinances, which are criminal offenses if violated.

Great Location; Condo needs attention
We have stayed in Belmont Towers several times and love the location. However, 401 needs a lot of work and more attention to detail when cleaning. Clumps of hair on the floor and on the nightstand in the king room. Overall cleaning was not great. Additionally, we found the following: 1. Mold on the bathroom ceiling in twin room 2. Lamp in the living room is broken from the base 3. No blind or shade on the window in the twin room near bathroom door. Allows a lot of light in and anyone exiting the bathroom is exposed to the other buildings 4. Carpets all are heavily stained and worn. Really not acceptable at all. 5. Outlet cover missing beside the twin bed. I see this was reported in July in another review so appears it is not going to get attention. Fire and electrocution risk beside the twin (likely used by children) bed. 6. Lamp broken in king bedroom 7. Sliding shower door in twin bath is broken, one door is off the track and will not stay on. 8. Should check the front door, very difficult to get it to lock when you exit the condo. Should be able to push any button according to the instructions but does not work most of the time. 9. Should check the seal around front door, wind blows right past it. I see many of these same issues listed in reviews back as early as July and understand some would be difficult to correct in season, however many would be easy and quick. Overall, condo is in poor condition, walls are all chipped and marked, furniture is stained/dirty.

2 out of 3 bathrooms had mold and unusable. Drains clogged, carpet was filthy, broken patio furniture, lock broken on front door. Place needs a lot of maintenance

First the good: - [ ] The location is fantastic - [ ] The parking spaces are very nice - [ ] The air conditioning is very cold Now the not so good: - [ ] The front door doesn’t lock, at all. - [ ] The furniture is terrible, lamps broken and cracked, dining table leg isn’t attached, patio furniture is bent and broken and there are cigarette burn marks all over the outside table. You can literally feel the springs coming through the master bed and the queen size bed - worse than a hourly hotel. Dresser drawers in two of the bedrooms don’t close - [ ] All of the plumbing (drain) backs up - none of the sinks or showers drain and fold with waste water - [ ] The blinds on the windows are broken - [ ] There is an issue with the oven - takes over an hour to heat up - [ ] The threshold on the sliding door is broken and keeps tripping people - [ ] The room was filthy (used suntan lotion bottles under the couches, old arcade cars, food and hair on all the couches - [ ] The windows have failed and there is brown condensation inside them - unless you go out onto the patio, you cannot see anything. In summary, the nicest patio view and parking we have had in 30 seasons of renting in Ocean City. Also in summary, the most filthy, disgusting run down place we have ever rented in Ocean City.

Do Not Rent This Condo
Main door to balcony broken, completely off track - could fall off. No one came to fix it over the five days we were there. Shower in double bedroom backs up and drains very slowly, and shower curtain liner was torn off. The whole place needs cleaned. Dirty surfaces and floors everywhere. Carpet is badly stained and dirty. Furniture has stains on it. Balcony had shrimp peels on it and dirt. Table was black with dirt, we tried to clean it but could not (has holes in it that may be burn marks?) Party decoration remnants were hanging from columns. One table lamp had its bulb and fixture hanging sideways by the wires and the lamp was plugged in. One outlet in twin bedroom has no cover - This is a children's room!!!! Living room lamp has a large crack in it - it is glass! The headboards in the twin room are slanted toward the bed and look like they may fall (on children!!!!). Dresser drawers in twin room were unusable - we could not open and close them. Many bulbs in bathrooms were burned out so lighting was poor. Master BR bathroom door did not latch, so it could not be locked. Refrigerator smelled like fish (try some simple baking soda!) Potato chips behind beds in twin room, so we know it was not cleaned. Trash and dirt behind sofa and TV table, so we know they were not cleaned. One chair on balcony was unusable - it was broken with bolts missing and had sharp edges. Windows in MBR had no ocean view because they were very, very cloudy and dirty - Living room windows not much be

Great location. Very nice property. Could definitely use new carpet in bedrooms, it had quite a few stains, but overall the place was very clean. It said bathroom towels were provided, however there was only one wash cloth per bathroom. So id make sure to take my own next time. Very pleased overall. Id stay here again.

The location and room inside is about it. Had ants in the place, all the lights didn’t work, globs of hair in the drains in the showers, sliding doors to the balcony were too hard to operate, sliding doors in the bathroom was off the tracks. No communication with management on how to get into building. Bad overall experience.

The property was very nice. As described. Location was great with an amazing ocean view. The downside was Vacasa that handles the rental process. Check-in was confusing, all directions are vague and leaves you questioning about what to do. Vacasa will communicate with you via text, in which they instructed me to leave the keys on the table, then they called and asked why I didn’t return them to the office, which is closed by the way and is actually a cleaning office that doesn’t deal with costumers. All in all the place was great but I don’t want to deal with Vacasa again

Excellent property & location!
The property has an excellent location right in the boardwalk, near the pier with a fantastic view of the ocean. I was initially concerned that the boardwalk would be too noisy for the kids at night but it was surprisingly quiet! I would highly recommend this condo. One extremely minor improvement would be towel hooks, but really that is nitpicking.

Relaxing and excellent location
The condo was exactly as described. Check in and check out were quick and easy. Instructions for everything were easy and well explained. Parking garage was a breeze and a great addition. Location was right in the heart of the boardwalk. We stayed during bike week so it was a little more noisy at night but overall the stay was enjoyable and I would go back to this place without a hesitation. The value for price goes without saying. Full kitchen, 3 bathrooms, laundry, 3 bedrooms. I got the linen package which was so much easier than lugging all that stuff from home. My grandson loved the pool.
