• You you must pay a one time $20 fee per vehicle upon entering Emerald Island Resort to park at the resort. You will get an access card to get in and out. See my guidebook for more info once you confirm the reservation.

*This property is a 2,800 square foot villa! In order to lower the cleaning fee for smaller groups and families we offer it in this listing as a 6 bedroom even though there is actually 8 bedrooms in this house. You will find the other 2 bedrooms not pictured in this listing locked to prevent children or people accidentally messing up the room which would then increase your cleaning fee $75! If this is a last minute booking you might find those rooms not locked in which case we ask you not to enter those bedrooms to keep them clean to prevent adding that additional cleaning fee to your reservation. The rooms in this listing are the downstairs master suite (Jungle Cruise Room), and upstairs Disney princess castle room. If you wish to have more bedrooms for your stay contact me and we can open the rooms and increase the cleaning fee.

• We can no longer allow early check in's or late check out's due to the pandemic. Our cleaners need the entire time to have the house adequately cleaned for each upcoming guests. Thank you.

• We provide a starter kit containing toiletries, soaps, paper products and trash bags. If you run out of anything, there's a plethora of grocery and variety stores nearby.

• We provide a gas grill, and unlike many places, we don't charge extra for its use. We just ask you to please clean it afterwards or else we will charge a $50. Thanks!

• Remember: There is NO SMOKING ON THE PREMISES and NO PARTIES ALLOWED! We're serious. Immediate eviction with ** NO REFUND ** will result if there is a party on the property! Security guards drive through the neighborhood and, trust me, they will let us know! And our housekeeper can tell if there's been smoking, even in the garage, and she will let us know!

• If you're new to vacationing in Florida, you're new to our wildlife! You might see a bald eagle soaring overhead, or an armadillo scuttling through the woods. You can't spend much time outside without seeing numerous little green Anoles. They're quick little lizards that are fun to watch, but don't try to catch 'em or scare 'em away! They play an important role in keeping our Florida bugs in check!

•Speaking of bugs, in central Florida's warm climate, every season except winter is an active time for ants, house flies and Palmetto Bugs, which sometimes find their way inside. Flies are horrible if you dont dispose of your trash appropriately by putting all trash in bags, tying tightly and prevent trash overflow. The best way to keep them away is to not leave doors open or food out; sweep up after meals and wipe the counters clean! If trash cans are full outside you MUST take to trash compactor which is the first right out of the gate in the community or infestation will occur. We provide a fly zapper light which is best to be left on at all times in the house in the Spring, Summer and Fall.

• You must sign an agreement 24hours prior to your check in date to use the movie screen and projector for your stay.

• Due to insurance liability we cannot lease to anyone under 25 years old. There must be someone at least 25 years old present in order to rent our home.

Emerald Island Resort is a prestigious gated and guarded community on Disney's doorstep. Surrounded by a conservation area, it encompasses over 300 acres with 11 wooded acres in the middle of the community. Once inside, you'll feel as if you've entered a special preserve. We give you a door code the morning of your arrival day.
There is public transportation available in the Kissimmee - Orlando area on the LYNX buses. Getting to and from the parks without a car is best done with Uber or Lyft.
