Welcome to my new apartment! My comfortable and bright 3 bedroom / 2 bathrooms flat, located at the heart of Paris city center, perfect for those traveling with children or friends. The neighborhood is safe and family-friendly with plenty to do on your doorstep. The apartment is located in the 11th district, the heart of the French capital!

Spacious and central, with an incredible Garden this apartment will be the ideal holiday spot for your family holidays in Paris.

The Space:
Welcome to my 90m2 cozy and bright flat next to the emblematic centre of Paris, an ideal spot for art and culture lovers, containing some of the most emblematic monuments and museums of the city. This is a superb apartment located on very nice and quiet Parisian courtyard, private only for my guests other property owners of the building!

The apartment has been under another owners management, as new owner of the apartment I will make sure you have even a more memorable stay with me!

This apartment features a bright and comfy living area with its own dinning table and opened to a well-equipped American kitchen. All bedrooms are located along a corridor very well distributed nearby each of the bathrooms.

The apartment has a capacity for up to 8 people distributed in 3 bedrooms:

- Bedroom 1: Double bed (140x200cm)
- Bedroom 2: Double bed (140x200cm)
- Bedroom 3: Bunk bed
- Living room: 2 sofa beds (140x200cm)

The Neighborhood:
This flat is located in the heart of the 11th district of Paris, in the Popincourt area. This area is famous for being a perfect area to link ramble and shopping. It's full of restaurants, coffee shops, fashionable shopping, and local stores (bakeries, supermarkets, butchers, etc)

Getting Around:
The location of the apartment will allow you to move quickly and easily across the capital via many possibilities for public transportation:

- Metro: Voltaire (line 9), 3min by walk
- Metro: Richard Lenoir (line 5), 5 minutes by walk
- Metro: Chemin vert (line 8), 9 minutes by walk
- Metro: Rue Saint-Maur (line 3), 10 minutes by walk

Other Things to Note:
*** TOURIST TAX & HOME ADDRESS ***

- The Paris administration charges a small fee to every guest staying in a tourism accommodation. The introduction of a tourist tax makes it possible to avoid having to bear the costs linked to tourist activity in the area solely on the local taxpayer. Thus, revenue from the tourist tax is entirely allocated to the development of tourism infrastructure and the promotion of the territory. The promotion of Parisian tourism is therefore directly financed by the tourist tax, paid by tourists, and not by local tax.

- This contribution is mandatory for all adult guests and is calculated based on a percentage basis according to the number of nights and night rates of your reservation. The maximum amount per person / per night is 15.60 EUR. You can check all the information at Taxe de séjour PARIS.

- National and International police demand that each guest, would send information of their IDs or passports. This is mandatory and all legal touristic establishments are required to do so.

- This apartment uses a self-checkin system via the Chekin platform that will allow you to register all guests on the reservation and pay the mandatory tourist taxes before your arrival.

Check-in time is at 17:00 hrs
Check-out is at 11:00 am (non-agreed late check-outs will incur on a 100€ charge per hour late)

*** HOUSE RULES ***

1. Parties, drugs, loud noise or any kind of disturbance towards the neighbors are completely forbidden, with a penalty of possible eviction and a deposit seizure up to 600€.
2. Please observe quiet time between 10pm - 9am.
3. Respect your neighbors and be respectful in common areas.
4. Loss of keys will have a 100€ charge per key lost.
5. No smoking on interior areas.
6. If the garbage bin is full, please take it outside and find the closest dumpster.
7. Guests take full responsibility for any accidents, injuries or illnesses that occur while on the premises or its facilities.
8. Please leave the apartment in a respectable condition.

Not following those rules will incur on a monetary sanction and the full responsibility of any fines from the local administration or authorities.

The place was very clean and the location was perfect. We had to check out in the morning and our other place wasn't ready until the afternoon. They were so kind to let us leave our bags at the place until the afternoon and the cleaning lady even waited for us to get there to make it easier. I cannot say enough good things at how accommodating they were to make our stay comfortable.

Disappointed with Age of Pictures not up to date!! Tired couches with a cigarette burn. Paint peeling above baseboards, no hooks in shower or toilet rooms to hang towels. No dish rack after washing dishes. Mildew in painted surface in shower room. Two holes in bedroom hallway & gauched damage on bedroom door. Vent hood works poorly after frying a steak and no smoke alarm. Courtyard main garbage bins next to apt. entrance & sometimes noisy during disposal. Yes, the apt. was clean but very worn, tired and in need of paint & patch up. Heaters in living room did not work. Water heater went out twice. Initially called emergency number when the entrance door wouldn't unlock. The lock is difficult. All in all, great location, but apt. needs some updating. All communication is done remotely.

Awesome ground floor flat with quiet private courtyard.
This ground level flat was perfect for our stay. Three bedrooms gave us all privacy and the two showers and 2 toilets were a plus! The beds were comfortable and the air conditioner was a winner! The neighborhood was great and being in the impassse got away from the street noise and traffic. We felt safe the whole trip. I would not recommend for 8 people as it is promoted. We would definetely stay there again!

Our family of six had a wonderful stay at this apartment in the 11th ARR. It was very convenient to two metro stations and many restaurants all within walking distance, but yet the place was tucked away in a quiet space. The apartment had air conditioning and two full bathrooms which was a definite must for our group. It was a nice bonus to have a washer as well! The owner was responsive to questions in a timely manner — we would definitely stay again! Merci!!

The apartment was exactly as listed. It was very clean and the two showers & two toilet rooms were a plus. The appliances were new and all worked well. The neighborhood was full of delightful cafes & shops. We traveled by bus and metro seemlessly with short walks to both. The beds were comfortable and the air conditioning perfect. We were a family of four & very comfortable. The evenings were quiet which we appreciated, yet walking distance to authentic Parisian nightlife if desired. We enjoyed our stay very much!

GREAT APARTMENT CLOSE TO ALOT
This is an excellent apartment with everything you need. It was more than engouh room for a family of 4. The seperated bathrooms were a bonus. Apartment was very clean and looked new. The owner was very helpful on any question i had. Check in was a breeze with a keypad lock and great instructions. The apartment is located within many restaurants, stores, and cafes in walking distance. Safe neighborhood feeling even at night. Apartment is down an alley and in a mini complex but its gated and really quite. We took uber everywhere and all main attraction was about 20 for the uber esch way. Would definitely recommend staying here

Quiet oasis in a lovely neighbourhood to stretch out with your family -- especially great for teens
We stayed for four nights. The property entrance is off a charming courtyard garden, off a quiet lane, off a narrow quiet street. I was woken up by birds, not car sounds. It's a ground floor, but quite bright. The kitchen/living area is not huge, but it's a long L shaped apartment, so the bedrooms are separated from the kitchen. I could get up and hit the boulangerie around the corner at 7am and not wake up the kids. And they could stay up late and not wake me up when I went to bed at 9. There are two toilet rooms and two shower rooms (but one of the shower rooms needs a curtain). My eldest could take all the time she needed in the am, while the rest of us still had a bathroom! It didn't have a ton of character -- it's clearly purpose built for short stays. It could use pegs for towels and coats, and bed side lamps. Also could use more directions for how to use things and extra pillows and blankets. Pluses: location is amazing, close proximity to Metro, cafe's, restos, boulangerie and groceries. Clean, fairly well supplied for cooking. Very safe, residential neighourhood feel. No dryer, but that is very common in France -- two drying racks instead. Minuses: issue with shower not draining properly. Could have used a few more staples (sugar). We couldn't figure out the heat right away. Paris is intense, and this was a great place to decompress. The teens could go out on their own to get pizza when they didn't want to join us at the great local restos.
