NICE PEOPLE PLEASE -These are economical accommodations that save friends / families thousand nightly. If you are not a happy person or coming out to just to have an unauthorized party. Please stay elsewhere.

Guests will have access to the entire estate. When you book your stay, please let us know upfront how many guests are expected? The lowest nightly rates are based on our preferred size of 8 guests. That means if you have friends, coworkers, or anyone else that is coming into the house, they are considered a guest. We prefer smaller groups but allow extra guests but charge a nominal fee to cover the utility, garbage removal and wear and tear expenses of hosting more people. It is a nominal fee of $40/night fee for each additional guest (after 8 guests), for any guest over the age of 2. This is automatically calculated in your quote if you have put in the correct number of guests staying.

Booking guest are required to be over 30 years old due to the caliber of the estate and neighborhood. Must provide ID within 3 days of booking or reservation will be cancelled with no refund.

After booking this property and paying you will need to send us your email address so we can send you our standard pool waiver form.

You are choosing to book our home using a 3rd party website and not booking direct. When you book, you are agreeing to submit a copy of your photo ID, your email address, and credit card to us after you book. This is standard procedure for professional property managers, just like hotels.

*All renters must refill / exchange the BBQ propane tank as needed. Guests must purchase fire wood for the fire pits.

Absolutely No Parties with outside groups or individuals. City of Phoenix Ordinance G-5444, Chapter 2, Article 1, Division 5, Section 2-22 Police Responses to Loud Parties, Gatherings and Events. There is no "allowable" times during the day or night. If the party, gathering or event is considered a threat to the peace, health, safety and general welfare of the public, anytime during the night or day, the responsible party will be assessed a fee of up to $1500.00.

All homes are extensively cleaned and sanitized between stays due to the current situation.

These Terms and Conditions shall serve as a legally binding Agreement between you, your occupants and guests herein referred to as “tenant/guest” and the Property Owner, Scottsdalestays LLC and their respective agents, representatives and/or employees herein referred to as “Scottsdalestays”. By agreeing to these Terms and Conditions tenant is acknowledging they understand and accept all the provisions contained herein. All payments made by tenant, either online or through a representative, are being collected on behalf of Scottsdalestays and or Scottsdalestays authorized agent.

Damage Waiver, Capacity Restrictions, and Home Compliance Inspections: Our properties are inspected before and after each reservation. Your reservation was charged $119.00 for a Damage waiver to cover up to $3,000 in damage. If any damages are above $3,000 then the Renter authorizes any said damage or missing items charged to their credit card identified above. This is not insurance, and the Damage Waiver does not apply to any intentional/ flagrant damage to the units, missing item or damage to the units’ contents, or any other accidental damage to anything beyond reasonable wear and tear within the rental unit during the rental period.

Terms include a No Tolerance policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.

MINIMUM AGE REQUIREMENT: The registered guest must be at least 30 years of age and provide proper identification to check-in to the unit. The individual making the reservation must be 30 years of age or older and must occupy the rental property the entire term of the reservation. If the individual on the reservation is under the age of 30 the individual and guests will not be allowed to check in and no refund will be issued.

RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. ALL ONLINE BOOKINGS ARE NOT CONFIRMED UNTIL WE CONFIRM WITHIN 48 HOURS. Should there be ANY issues with the reservation, you will be contacted within 48 hours.

ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 10:00 AM on the departure date. Early Check-in and Late Check Out options are available for an additional fee if available (Not an option during Peak Times). If Early Check-in and/or Late Check-out is approved, you will get an email confirmation from the reservation team.

Stayed for a family gathering. Outdoor space is very nice with lots to do. The bedrooms are very small. Upstairs bedrooms difficult for older people to access tricky stairs. Limited kitchen supplies. Worth noticing the host adds lots of several additional costs like heating the pool, propane for fire pit, high chair. We were not provided the correct door code and was difficult to reach someone. Despite stating we were charged for additional people for trash services we arrived to full trash cans.

Family getaway
We had a wonderful stay at this property for our large family gathering (17 adults/ teens). Everyone was so happy to get good rest with all the beds/ bedrooms. The layout of the home allows for quiet sleep areas, even when others are still playing games or watching a movie. The highlight for us for sure was the amazing backyard. It is spacious and just like the pictures. Everyone enjoyed the large pool and waterslide, and there was an ongoing pickleball, cornhole, or basketball tournament going the whole stay. The hanging outdoor lights add ambience at night, and the large firepit was a great to gather on the cool evenings. There was plenty of tables indoor/ outdoor for large group eating which was great. We used the Blackstone grill most meals. Plenty of pool lounge chairs. Could use some more outdoor cushioned/ comfortable seating for a home that size/price.The place was very clean on arrival, and host was helpful and responded promptly to our needs. We had a question about the pool heater, and someone from maintenance came over to help us right away. Some of the rooms are small, but that did not impact our stay (the number of beds allowed everyone to sleep well).There are certainly plenty of TV's, but one item that could be improved would be cable/satellite TV services, so that each TV does not require user to log in (some streaming services limit how many devices can be logged in). Overall, an amazing place for our family vacation. Would love to return!
