This apartment will make you feel at home. Tv's in all rooms with Youtube TV (Live TV and cable channels) as well as log in with your own favorite streaming apps as they are all smart tvs.

The Apartment is accessible from behind the unit via the gate.

- All # of guests staying and visiting must be approved as we abide by city occupancy rules. We must obtain a DL or ID from the person making the reservation. This person is in charge of the entire group and is its representation.

- If you're local to the area, we require a message stating this to the host.

- Please park ONLY in stalls stenciled 102; other spaces are reserved for residents. Please comply to avoid towing.

- We would love to accommodate all early and late check-out requests, but this isn't possible unfortunately. We ask that you please respect set check-in and check-out times. There's a good chance that someone left the day of your arrival as well as will be checking in on the day of your departure. We need the full amount of time for turnover.

⏰ By booking this reservation, you agree to pay $100 fee if guests haven't checked out the property by 11:30 AM. ($50 additional for each half an hour thereafter).

- We apologize, but NO PETS are allowed at this property. If there are any unauthorized pets at the home, you agree to pay a $500 fee + any additional cleaning fees. (Double original cleaning fee).

- (If) Emotional support animals will have a pet fee of $150.

- **SINK: Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee: $250.

- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.

- Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.

✔️ If any House Rules are BROKEN, you agree to forfeit the entire reservation amount + additional fees (most notably quiet hours, disturbed neighbors, reported party, more than max occupancy of guests at property, unauthorized guests, additional vehicles that were communicated prior).

❌ NO smoking inside the home or within 15 feet of any windows or doors. This impacts future guests' stays and there's a fine of a minimum of $750. (Person that books agrees to this minimum fee as it represents their entire group.) If you plan on smoking outside, please dispose of any butts in the trash, or there is an additional cleaning fee.

❌ We all like to have a good time BUT there are NO parties allowed or large gatherings due to AZ State Law (Bill 1350).

- Minimum of $750 fine charged to the person that made the reservation.

- There are surveillance cameras covering entrance and exit ways to the property. They are not actively monitored but may be used to detect unauthorized parties or broken house rules to abide by city & state laws for short term rentals.

- There's a Smart TV in the living room that has YouTube TV (cable with live TV and on-demand) as well as some TV apps. Feel free to log in to any of your personal apps if you wish to.

***WHEN YOU CHECK-OUT***
- Late check-out fee: $100 for every additional hour beyond the check-out time.
- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.

- Return any physical keys to the lockbox (if you've received one) to avoid a $250 charge for a missing key.

- PLEASE make sure to put the temperature of AC to 80 degrees.
- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation. Thank you.

- Please keep in mind if something is not to your satisfaction, please let us know upon the day you check-in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc., but we promise that we will act on it immediately and find a resolution within 24 hours of your notice. That being said, we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.

- Please treat this home as if it were your own. We don't want you to work on your vacation, so we don't have any mandatory check-out procedure. We just simply ask if you could pick up after yourselves and leave the house in good shape. We would appreciate it.

Nice little place!!!
Enjoyed our stay, wish communication on a few things was better. Never got the actual address and there was several buildings with apt 102 so we tried to get into another 102 apt and could have gotten harmed by whomever was in the home if they were home. Key pad was a bit tricky but once we located the apt it was clean and accurately described.

We Never Got Access to the Property - Nightmare
It was a very unpleasant experience. We arrived late (as we informed the host would be the case) there was no light for us to even see the access points. The code that we were provided for the door did not work. We did not have a number for the host, so we emailed them numerous times and talked with Virbo. The Virbo rep was amazing, but could not help us gain access. We left and went to a hotel and have never heard a word from the host after numerous attempts to contact them. Neighbors next to the unit mentioned that this happened a number of times in the past. I would be very leery of this property

the skinning
The property was up-dtated and very well appointed for an older rental neighbourhood. It was very well set up with every piece of equipment that you would need for a long stay if you wanted to cook for yourself which we took advantage off for the whole week we were there. If you have friends in the nearby snow bird communities it is very convenient. The only two negatives we experienced were the lack of sunlight because it was a rear facing alley unit of a four flex with only three windows and the T.V.system. It was a system had was complex without any documented directions. That plus every option of value seemed to require andditional credit card fee including a channel with the local news and weather. For the price the they seemed to miss a new of the basics. This is coming from a VRBO customer of many long years the BO meant dealing with real owners not corporations.
