The space

This 4 bedroom home located on a quiet street in Fountain Hills is the perfect setting for a family or friends getaway. A serene setting that is perfect for relaxing and enjoying all that AZ has to offer. Comfortable beds and top of the line bedding for a good nights sleep. Fully stocked kitchen for those that want to dine in. Private game room downstairs that makes for a great gathering place with plenty to do. Outside patio areas have multiple places to gather and enjoy the views of Four Peaks and Fountain Hills landscape.. There is an option to heat the pool if you would like that during the winter.

Fountain HIlls is a quiet town just east of Scottsdale and has plenty of restaurant and grocery options. Scottsdale is just a short drive and offers some of the top dining and nightlife in the entire valley. A great place for golf and hiking it has the feel of a small town with city amenities.

Guest access
Guests have entire home to themselves. There is no shared spaces.

Other things to note

Pool can be heated for an additional $75 per day or $350 per week. Please notify manager at least 72 hours in advance if you want pool heating.

Must be 25 years of age to rent home.

No local bookings without at least three 5-star reviews. Must get approval from manager prior to booking.

Outdoor Quiet Hours are 10 PM Nightly and strictly enforced.

Ring camera on the front of the home for guest safety and security of the property. No cameras in home or anywhere in backyard

This is not a party house and no loud parties will be tolerated. This is a quiet residential neighborhood and neighbors must be respected. You are welcome to come here and have fun but it must be done in a respectful manner.

Absolutely no smoking in home. Smoking will result in a $1000 fine.

Please notify management if you are traveling with children 6 years of age and under so we can provide a child safety notice.

IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA's and cities to require occupant information including contact data, and vehicle data. An online portal has been established to make the process of providing the required information easy and to take very little time.

* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy are required within three days of booking.

(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting and/or using ride-share services.

(b) Bedroom and Bedding Setup. (OPTIONAL)

* Pool and Spa Indemnification. VERY IMPORTANT: At no time is a lifeguard on duty.
All renters must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. (REQUIRED)

* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.

(a) Time Change Policy: All requests for early arrival and/or late departure must be requested in advance and may not be possible based on the home’s cleaning, maintenance, and occupancy requirements and schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival request updates, and the day before your departure to get late departure request updates.

(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Health, Safety, and Security protocols by arriving to the property before receiving full authorization to occupy the property.
