The Space:
This 1722 sq ft 3-bedroom home is a great choice for your family getaway to the Mexican Caribbean. The home is located in the guard-gated community of Playacar (Phase 2) in Playa del Carmen (a.k.a. “Playa”) and considered one of the safest and more upscale spots in Playa. The home is only a 7-minute walk to the famous 5th Avenue where you’ll find cafes, bars, restaurants, taco and tequila shops, live music venues, boutique and souvenir shops and kiosks, and plenty of people-watching!

The main spaces of the home:
- A cozy living room with comfortable sofas, a TV, and lots of natural sunlight filling the home, plus direct access to the back patio.
- A dining room just off the living room area with a lovely dining table to comfortably seat 6 for a sit-down meal.
- A fully-equipped kitchen with all the appliances you'd need to prepare meals at home
- Three nicely-furnished bedrooms, two with their own full en suite bathrooms, and a third full bathroom downstairs in the common area.
- Nice spacious back patio with table and chairs and a BBQ grill for outdoor dining and sun loungers for soaking in the sun.
- Private terrace upstairs with a seating area. Great place to enjoy the scenic lush green views, read a book, or enjoy a coffee or cocktail.
- Laundry room with a washer and dryer.

The complex features scenic views and green areas, and a large shared pool. You won’t need a car to get around, but if you have one, you’ll have your own parking space on the premises. You can walk to 5th Avenue to grab a coffee or head to the local cafe and fab breakfast spot, Lara & Luca. Or if you’re a creature of habit, hit Starbucks inside Playacar just up the road.

Essentially everything you need is just a short walk or drive to get to. Even the world-class Hard Rock Golf Course is inside Playacar and just across the road from the home. There’s also a Walmart nearby for grocery shopping needs for home-cooked meals.

Plus there are also so many different things to see and do around Playa del Carmen -- everything from downtown shopping, beach/beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers and cave systems, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Cancun or Tulum and so much more!

The Neighborhood:
The home is located in the Villas Mayamar complex inside of Playacar Phase 2, a family-friendly area in the heart of Playa del Carmen. You’ll have:
- Access to a community pool and common green areas
- A 7-min walk to 5th Avenue where you’ll find fantastic shops, restaurants, cafes, and nightlife
- Vibrant shopping malls nearby like Paseo del Carmen (the closest), Quinta Alégria, and the shops at Calle Corazón with loads of designer and chain stores, boutiques and restaurants.
- Walmart and Mega grocery stores only blocks away
- Hard Rock Golf Club in the neighborhood
- Nearby Playacar beach and beach clubs
- Guard-gated residential community

Apart from that, here are some of our local restaurant recommendations:

Getting Around:
There’s a parking space on the premises and when driving into town, you can park and pay at the parking meters. Luckily, however, where the home is located, you won’t really need a car. You can easily rent a bike, take a taxi, or a ‘colectivo’ (shared-ride vans) to get you where you need to go. The home is about 59 km or 37 miles from the Cancun International Airport (CUN) and is located in the Villas Mayamar complex building inside phase 2 of Playacar.

Here are some approximate estimations of the most visited/famous places in the Playa del Carmen/Riviera Maya area:

- Mega - 5 min drive (2.2 km/1.3 miles)
- Bio Natural - Organic/natural store - 7 min (2.1 km/1.5 mile)

- Hard Rock Riviera Maya Golf Course - onsite across road from home.

Other Things to Note:
All guests staying in Playacar are required to wear a wristband at all times. The cost is $10 MXN per wristband, and they must be collected upon arrival at the Playacar Phase II Condominium Reception. Please note that payment is only accepted via debit or credit card.

Wi-Fi, cable/satellite TV, bed linens, and towels provided free during your stay.

We can also help arrange private transportation for up to 8 people in the van if needed for excursions or airport transfers. The cost is $80USD.

Electricity in Playa del Carmen is very expensive! Please be conscientious of what you consume and help by using the AC wisely. Please keep the temperature around 25°C and turn it off whenever you leave the condo (lights and fans too). The AC units will cool down the spaces very quickly when you return. At night, please use the bedroom AC only with the door closed to other spaces. For long-term stays (28 nights and more) electricity is not included. After each stay, the consumption will be verified and you will have to pay accordingly for the usage at a rate of $6 MXN / KW

There is no daily housekeeping service but the unit will be thoroughly cleaned prior to check-in. Mid-stay cleaning services can be requested for an additional fee of $30 USD. The cleaning service does not include changing out the bedsheets and towels. If you'd like to have them changed, additional fees will apply.

Please respect the complex common area and pool rules (open from 9 am-9 pm). No glasses, glass bottles, food or ice cream allowed in the pool. You may use disposable cups. We ask that you please avoid hanging towels or clothing from the railings of balconies and terraces. Please use the laundry room or another space inside the home.

It is requested that you utilize the safe for all your valuables. We will not be responsible nor liable for any loss or theft.

If traveling with infants or toddlers, you can rent a pack-n-play with the mattress and a high chair if needed at $5 USD per item per day.

Home and bath essentials -- items like toilet paper, soap, shampoo, and trash bags are included but not replenished. Additional supplies must be purchased by the guest.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.


House Rules:
- Travelers must be at least 21 years of age or older to book.
- Smoking in the home is strictly prohibited on the premises. That goes for smoking tobacco and cannabis. In addition, the use of any recreational drugs in the house is also strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- Please note there's a penalty fee of $10,000 MXN if a guest hosts a party, event, or big gathering.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- Pets are not allowed.

Interaction with Guests:
You can check yourself in by accessing the keys in the lockbox with the code. The code will be provided to you within 24 hours of your arrival. The code changes when guests check out and new guests check in.

New year’s reunion
Let me start by saying that the house manager is superior! In all other rentals, we have never had such prompt response to questions or problems. Well done! This is an older condo that is in need of some repair. In spite of that, the house is comfortable and worked well for our group of 6 adults. The pool is beautiful and clean. We all enjoyed our afternoon swims. The beach is farther away than expected (but we did not ask the question), however the house location is good for dining and shopping. All in all, we had a great time!

The location of place was spectacular it was close to everything. It was also very clean and the amenities were just what we were looking for. I would stay here again and I highly recommend it to families. The kitchen is well equipped.

This was the perfect place to be! Lots of room for our family of 4, very helpful host, spotlessly clean. We were able to walk almost everywhere from here so the parking space for the rental car was awesome to have. I highly recommend this house.
