Dune Breeze Villas 33B | 4 Bed, 4 Bath

Located just off 30A "Berger's Dune House" has gorgeous views of the rare coastal dune lake as well as views of the Gulf.  This three story 2400 sq ft. townhome has four bedrooms and four bathrooms providing plenty of space. Wide covered balconies with ceiling fans extend across the upper stories the lenth of the townhome.

The living area is on the second floor and has a couch and two occasional chairs with ottomans that face a flat screen TV.   French doors lead onto the roomy balcony.    A dining table with seating for 6 is located between the kitchen and the spacious living room. The recently remodeled kitchen has  all new slate appliances and beautiful granite counter tops and backsplash.
The kitchen is fully equipped to cook any meal for the family.

The large Master Suite is located on the third floor has a king sized bed.   A Smart TV sits directly across the room above some built in drawers. Double doors lead out onto the third floor covered balcony. The second bedroom is also on the third floor and has a king bed.  There is a Smart TV in this bedroom.   You will find the third bedroom on the second floor and it has two twin beds and a private bathroom.    The fourth befroom is on the first floor has a king bed and Smart TV.   This room also has a fully function kitchenette which is a great area to prep meals for the Weber grill on the back deck.   There is also a bathroom in this first floor suite.   This neighborhood of Dune Breeze Villas has a nice community pool as well as a dock that overlooks the lake. You may want to try to catch some fish. In the distance you can see the dune that separates this lake from the glistening gulf. This Dune Allen Beach location is just off Scenic 30A and all the delightful picture perfect towns along South Walton’s coast are just a short distance away. Each has galleries, restaurants, lively bars, interesting boutiques, fun seasonal festivals and musical concerts.

Great neighborhood - excellent location.
The house was centrally located, beautiful, comfortable and large enough for our group. We enjoyed riding the bikes around the neighborhood, to the beach and pool as well as the shops. Host was very responsive and helpful. Would definitely stay here again.

Disappointed with the stay August 4-9 2024
My sister and I did what any vacation family planner does; reasearch the area and the previous comments from other people that have stayed at that location. The following are the facts: upon check-in we found that the unit was not cleaned properly. There was sand on all provided beach fun accessories. There was also a large amont of sand on the entry rug going into the house from the garage. There was trash on the second floor balcony. There was food crumbs in the chair n the 3rd floor MB and food stains on the rug in the 3rd floor MB and some red stains (maybe blood) on the side of the bath tub in the the 3rd foor MB. There was also a broken pocket door in the 2nd floor bedroom and a broken spindle on the 2nd floor balcony. We checed in on a Sunday so none of these issues could be addressed until the next business day. I sent an email upon checking in with pictures of my concerns. Monday morning I was contacted and was notified that maintenance would come to fix the door and spindle. On Monday I was contacted and asked if an Appraiser could come out around lunch time the following day; since the unit was on the market I agreeed on 1 condition, that I would be contacted with a more definite time because we had a 2 yr old that naps around lunch time. There were 3 different inspections performed. The time-frame for this happening was 11:45am - 3pm. I contacted the office an expressed my frustration with the lack of professionalism and communication . I will leave out some of f

Best home and area to vacation hands down !
The location was excellent. We rented a golf cart to make the beach trek easier. (6 adults 2 smaller kids in addition to chairs and umbrellas). We had plenty of room in the beach house . We had a minor inconvenience but it was taken care of. Great restaurants close by. We had a blast at Stinky’s fish camp. The beach was not overloaded . We’ll definitely be back !

Wonderful Trip!
Planned a week stay on the 30A for my extended family. We loved the location of this property and felt like we were able to vacation like locals. The beach access was great, and we were only a short drive (golf cart or car) from many wonderful restaurants! The layout of the house is great for families, and we especially appreciated the beach chairs! We look forward to visiting again!

Just a short walk to the beach
We enjoyed our stay a lot albeit the weather was quite chilly to spend much time at the beach. We were disappointed that the pool wasn’t heated so we didn’t use that either. The sleeping accommodations were great for our family that gathered from 3 states. We did have an issue with the gas grill that Geoffrey addressed promptly.

Perfect Location!
I can’t say enough positives about Dune Breeze Villas! The house is perfect for more than one family. Everyone had their own space and privacy. The location is amazing, walking distance to the beach. We rented a golf cart, which was fun and made carrying beach accessories easy, but not required because the walk is short. The neighborhood is quiet and perfect for families. My kids loved the pool in the evenings. The house was stocked with everything we could need, from kitchen accessories to beach accessories. We had a fabulous time and can’t wait to book this house again next summer!

Family vacation
The place was perfect for our family. There was plenty of room for all of us …7 adults, 1 teenager (17yr old) and 2 children (2 yrs old and 1 yr old). It was really clean, too. The bottom floor was perfect for my daughter, her husband and 2 little ones. The kitchen had everything we needed and there were beach chairs, toys and a wagon available. The walk to the beach wasn’t bad either. Everything was great, except for the weather …unfortunately, we had a rainy week, but we made the best of it.

Great Family Getaway!
We love staying at this home! This is not the first time we have stayed here and we will definitely book it again in the future. It is a great house for multiple couples. The layout is good for privacy. You have to be willing and able to do stairs. Two bedrooms are on the third floor. It is very convenient to the beach and the walking/biking trails are right there. It was a great family get-away!

The house was clean, updated and nicely furnished. The only issues we experienced was that the ice maker in the main kitchen would not work and the Wi-Fi password would not work. We sent an email regarding the password and received an updated password fairly quickly. Would rent again, great location in a quiet neighborhood.

Great house with first floor suite
Our crew was two families- one with two teens and a 5year old, the other with a 4 year old and infant. The first floor suite with kitchen, laundry and bath was great for the family with the little kids. All the baby stuff could stay separate from the larger kitchen upstairs and those late night bottle warm ups and feedings did not disturb the rest of the house. The bedrooms are large and bathrooms are nice. We loved the view looking over the pool, lake, and a tiny bit of the ocean. We walked to the beach every day with three carts and 5 kids and it still only took about 5 minutes. It’s an easy walk. If we were going again with an infant we may rent a golf cart. She was too small for sunscreen so even the quick walk was a little long to try and keep her shaded the whole time. The whole cul de sac is very family friendly and low key. Plenty of storage space everywhere. We would definitely rent again.
