Welcome to The Overlook Nook! This delightful single story two bedroom home is located in the charming Garland District. Situated on a bluff, the home has a stunning view of downtown Spokane.

This dedicated vacation home is situated in a quiet residential neighborhood. Featuring a fully fenced and landscaped back yard, we are pet friendly for up to two, well behaved and housebroken doggies. Please be aware that parties and events are not permitted. Level 1 EV charger in carport.

This single story home features a spacious family room with a stunning view of downtown. Enjoy your favorite show or watch a movie on the 55" Smart TV. Amazon Prime is included with your reservation.

Both bedrooms feature comfy hybrid cooling mattresses. Bedroom #1 has a king bed, bedroom #2 has a queen bed. Both bedrooms have their own mini-split unit so guests can set their preferred temperature (AC or heat). The dining room comfortably seats four and overlooks the kitchen in addition to its view of the city. The cozy reading nook overlooks the back yard and enjoys its own TV. Hidden behind a door is a set of stairs leading to a secret room with space to relax and enjoy your tablet or read a book!

The home features a well stocked kitchen, coffee & tea bar, full sized washer and dryer, and full bathroom (shower/tub combo). Parking is either in front of the home or behind the home under the carport.

The home is a short stroll to downtown Garland district - which features many charming shops and restaurants reminiscent of their early years. The Garland district Farmer's market is hosted every Tuesday (3pm to 7pm) during the summertime. The walking path overlooking the bluff is a favorite of many to walk their dogs, jog, or to just stroll and enjoy with their families.

The home is a short 3 mile drive to downtown Spokane, 1.7 miles to Gonzaga University, 4.3 miles to Whitworth University, and 3.2 miles to Sacred Heart Hospital.

Up to two well behaved and potty trained dogs, at least one year old, are allowed with additional pet fee of $48 plus tax. If your doggy doesn't meet these requirements, please send the hostess a note with a little bit of info and a special exception may be granted.

Traveling with an infant? We offer a pak-n-play and high chair for your convenience. These items are kept off site so please just notify the hostess. Be aware that the home is *NOT* baby-proofed.

This is a non smoking home. Violators will be fined a $500 cleaning fee. No marijuana, paraphernalia or illegal drug use allowed on the property. Undisclosed guests or pets will be fined $100 per extra guest/pet per night. Rule violators may be asked leave property immediately with no refunds.

Exterior cameras are on site for security and compliance.

LOCAL RESIDENTS must inquire with hostess about purpose for renting home and IDs for all guests are required. Instant Booking for local residents is not permitted without prior host approval. A prepaid security deposit of $1200 will be required prior to arrival.

2025 FYIs: Late this summer/fall, I will be freshing up/repainting the exterior of the home. I plan to work between guest stays, weather permitting. As a result you may notice one section of the exterior is prepped or completed, while another area is waiting to be done. We appreciate your understanding. Also, my next door neighbor has two dogs that will sometimes bark when they hear someone in my yard. The neighbor has been good about bringing them in when it happens, but FYI just in case. We do have a 6' wood fence and a 4' chain link fence between the properties.

FOR STAYS LONGER THAN 28 NIGHTS, a copy of guest's ID, plus a signed rental agreement will be required.

Quaint and perfect
Excellent experience from start to finish. They say beauty is in the details and this place hit every detail. Cute, clean, and well appointed. It had something for everyone in our family. My 8 yr old loved her own little nook, my 14 year old had his x box in the cozy upstairs, our dog was spoiled with goodies and my husband and I could relax in the comfy living area. Responsive host. Detailed instructions for the home. Fantastic!

We couldn't have asked for a better place to stay for a long weekend. The home is immaculately clean and very cozy. The beds and couches are comfortable and the house nicely decorated. It's located within about 10 minutes or less to everything you might want or need. I needed to contact the host with a question about how to set the heating system and she got back to me immediately. I highly recommend staying here!

A friend was coming into town to visit after my wife's cancer treatment and our son was passing through about the same time. We needed space for all of us to hang out together with our two dogs. This was the third time we've stayed there since October but the first time we booked it ourselves. It's cozy and has a beautiful view. But you can see that in the pictures. What you may not noticed is everything the owners have done to make it easy to relax there. From providing treats and blankies for the dog's to allowing us to an early check in opportunity to being right there to shovel off the walls around the house, they have put in the time and effort to imagine what it would be like to stay there and what someone might wish to have available. They follow-up with you after check in to make sure you have what you need and then they just let you relax. Not only would we recommend starting there but we're excited to see what they've added to the amenities when we stay there next!

Hidden Gem in the Garland District
The overlook nook is so beautifully decorated and user friendly. The front room opens through the kitchen to the dining area very spacious… The front windows have that amazing views of downtown Spokane…. Day and night! The bedrooms beautifully decorated and spacious with tons of storage for your belongings. All beds were clean and very comfortable! The bathroom is situated with ease of access from either bedroom or the kitchen. Love the coffee bar!! There are ample TVs in the house … hubby was very happy…. Cute reading nook in the back of the house and a great kid spot in the upstairs room….. front and back yards well kept… great bbq and patio set in back and we used the rocking chairs on the front porch quite a bit in the mornings and evenings… love the fiesta lights on the front and back patio…parking spot in the back was perfect to keep my car shaded…. the host Hilary was amazing.. very responsive during our stay …. With any questions we had…. Very appreciated 😊❤️ Such a great place situated in my favorite part of Spokane in the Garland district…. We 💯 will be using again …. Highly recommended ❤️❤️❤️❤️❤️❤️

Perfect house as family spent some time with my son watching Gonzaga baseball for the weekend. Close to the campus and great neighborhood. House was spotless clean and perfect for 2-4 people. Yeah, great house that myself and daughters and their friend stayed in. Pictures do not do the house justice, and for being a two bedroom one bath, there was plenty of room. Love the bonus room, window seat, and that the TV was a great size. Great location and really appreciate the Keurig supply!

The atmosphere of the house is very comfy feeling, almost like living at home. The property manager was great with communication and details on check-in and checkout. I would definitely recommend staying at this cute house for anyone needs a getaway to a big city with the comfortability of a home feeling. Exceptional home, extremely comfortable and convenient close to downtown Spokane and medical center that we visited. The host was helpful when we needed to find a pharmacy nearby for a RX that we needed called in before even getting to town. This was the cleanest rental we have ever used and loved the adorable set-up. Highly recommended and the thoughtful touches were appreciated.

Fantastic property
What a terrific property in a great location. I and a friend were in Spokane for a quick overnight to visit my son and daughter-in-law. This property is nicely appointed and very clean. The hosts are quick to reply to any questions and have an easy check-in procedure. I’d stay here again.

This is our favorite place to stay. The view is great, its in a nice quiet neighborhood. The fenced in yard is perfect for our dog. The house is very nice with two bedrooms downstairs and a bonus room upstairs. Its a perfect place when we come to visit our daughter whose attending college in Spokane.

Wonderful stay after a very busy wedding weekend.
Stayed here with friends for a little get away following a very busy wedding weekend. The house was even better than expected. It is very well appointed and beautifully decorated. We agreed that we hope to get back to this spot again soon.
