Large 5 bed home w/pool, hiking, and ATV trails!

Beautiful 5 bed 4.5 bath townhome with 3 master suites perfect for large groups! All 3 masters have king sized beds, private full bathrooms, HD Smart TVs. The top floor 4th bedroom also has a kind sized bed making each room comfortable and private. The home has a beautiful modern design layout that comfortably sleeps 16 with 8 beds and 2 living rooms. Amenities include pool, hot tub, 2 pickleball courts, one basketball court, WiFi, children's sand pit and miniature climbing wall and more!

This vacation home is ideal for large groups that need multiple different living spaces that provide privacy and comfort for large families, multiple couples, or big get togethers. The 5 bedroom 4.5 bathroom luxury townhome is conveniently located in the heart of St. George, in the Green Valley area adjacent to the Bear Claw Poppy Trail System. With plush upgrades and trendy decoration, it’s a perfect place to enjoy time with friends and family.

The main floor has a comfortable and convenient open concept floor plan perfect for gatherings. Modern kitchen is generously stocked for cooking and entertaining. A Keurig coffee maker with hot cocoa, cider and a variety of coffee is provided. Numerous pots/pans and skillets, utensils, spices, waffle maker, electric griddle and condiments make staying in and enjoying a meal easy. Kitchen table seats 6 with an adjacent 4-person bar. A highchair is also provided.

Living room has a 65” smart TV, sectional couch seating and a recliner. Ground floor has a walkout patio with chairs and a BBQ grill.

The second level features 3 master suites, all with king sized luxury premium mattresses. Each master has a private and spacious bathroom with a beautiful walk-in tile shower. The upgraded master features a double vanity and private balcony overlooking the pool.

The third floor has 2 additional bedrooms including one with a King bed and the other is a bunk room with 2 bunk beds. The third-floor loft also offers a second living room area with a large Smart TV. This floor also has a large walk out balcony with breathtaking views of the Pine Valley Mountains to the north and Snow canyon.

Other amenities include separate inverter heating and cooling units for each area/room, stackable washer and dryer, enclosed garage and a small rock climbing area for kids. Owner offers pickleball set of paddles and balls, and a basketball for use during your stay.

If you want to be in the heart of St George close to shopping, golf, and great hiking and outdoor fun, this is the place! The Vue at Green Valley is within close proximity to many National and State Parks, golf courses and Downtown St. George! The townhome is conveniently located off Dixie Drive, which offers quick and easy access to I-15 allowing you to conveniently navigate all the city has to offer.

The home is also located a few hundred yards from hiking and mountain bike trailheads, such as the Zen Trail and the popular Bear Claw Poppy Trail. Street parking is available with ample space for ATV and Side by Side trailers.

The home is also in close proximity to the BE MORE Complex which features The RinQ skating rink, Nets on Fire basketball facility, Melted Massage, and The Ninja Grip gym, which all offer endless options for family fun

This vacation rental is found in the Vue at Green Springs community. Each unit has a 1 car garage along with driveway parking for 2 vehicles. In addition, the community has guests parking throughout. Mainly around the pool area. For larger vehicles, trailers, boats, ect. there is street parking allowed about 1 block away from the home on Gap Canyon Road.

This welcome manual is full of useful information. We encourage our guests to flip through it, as you will find information about the house, local attractions, popular places to eat, and our check out policy.

ABOUT THE HOUSE
Everything in the house is there for your use and enjoyment! This includes any food, beverages, toiletries, and coupons or gifts. Please use all amenities for their intended purpose only and return them to their proper place.

Pool Access- Pool has a keypad for access. Simultaneously press #2 and #4, then release, and press #3.

TV’s- All of the house’s TV’s have access to streaming service such as Netflix, Prime, Hulu, etc. Simply use the remote to log in to your private account.

Heat and AC Controls- Each room has it's individual heater/cooling unit controlled by the thermostat on the wall. We ask that you keep the temperature similar in each room on the same floor. When setting temperature, allow the system some time before it kicks on.

Bikes and other Gear - Please leave bikes and other outdoor gear in the garage. Bringing them into the house tracks in unwanted dirt and mess and also damages walls and floors.

Towels- Fresh towels can be found under the cabinet of each bathroom.

HOUSE AND COMMUNITY RULES
Below are a few rules and guidelines we ask all our guests to follow in
order to maintain a comfortable environment for you and for others in
the community.

Cleanliness
As a courtesy, please remove your shoes while in the home and keep food and drink items in the kitchen and off the carpeted areas. Also, please be respectful to the furniture and the provided house items by only using them for their intended purpose.

Pool and Hot Tub
Pool closes at 10 pm each night. There is no lifeguard or supervision at the pool. Children need parental supervision to use the facility. Food and drink are prohibited within the pool area.

Shoes and Drink
Please respect the house by removing shoes while in the house. Food and drink are also prohibited in the 2nd and 3rd floors.

Parking
Parking on the street is prohibited. Please make sure that all vehicles are parked in the garage or in the designated visitor parking areas.

Smoking
All smoking is prohibited inside and around the home.

Pets
Pets of any/all kind are NOT allowed on the property. This includes the garage. Additional cleaning fee may apply.

Noise
We want all our guests to enjoy their stay. However, we ask that our guests be courteous to the neighbors by keeping the noise at a reasonable level. Especially during hours after 10:00 PM.


CHECK OUT INSTRUCTIONS
Check out is at 10:00 a.m. the day of your scheduled departure
House Items- Please ensure that all other house amenities such as coolers, toys, games, etc. are returned to their proper place. Make sure BBQ grill/ fire pit propane tank is turned off. Make sure to log out of your online streaming service such as Netflix, Hulu Prime, etc.

Security- Please turn off the thermostat (unless instructed otherwise) and make sure that all windows and doors are shut and locked. However, please do not lock the interior garage door. Close all blinds, turn off all lights, and ensure that all faucets are turned off.

Laundry- Before your departure, please start a load of pool towels. Please leave all other used towels, sheets, and pillow cases on the floor at the foot of each bed. Please keep blankets and bed spread are in a separate pile and DO NOT remove mattress covers from mattress!

Kitchen- Make sure all items are returned to their proper space. Ensure stove is turned off. Load all used dishes and kitchen items into the dishwasher and start the load.

Garbage- Please remove all trash from the house and place into the trash bin. Garbage day is every Wednesday morning at 9:00 a.m. If garbage day falls during your stay please make sure the garbage bin is taken to the road on Tuesday night.

Guest Belongings- Please make sure to that you have all your personal belongings. Check in all closets, under beds, and in all bedroom drawers. Ensure that personal towels, pillows, etc. are separated from those provided by the house. Returning lost or forgotten items can be a lengthy process that often requires you to pay postage fees.

Red Cliffs Hiking Trail
Take Interstate 15 north to Exit 22. At the end of the off-ramp, turn right onto Old Highway 91. Travel south 2 miles and turn right. Continue under two freeway tunnels (tunnels restrict vehicle size to less than 12 feet in height and width) and follow the paved road for 1.3 miles into the campground. Small parking fee required.

Toquerville Falls
Head north on I-15 for about 20 miles and take exit 27 to Toquerville UT-17 S/UT-228. Head south for 2.6 miles and take a left onto Spring Dr. Follow Spring Dr for 3.6 miles and the road will fork – take the right fork and continue for about 2 miles and you will turn off the road to the right and head over to the falls (you will have seen them by now).

Kanarville Falls
Head north on I-15 for about 33 miles and take exit 42 to New Harmony/Kanarraville. Turn right on Hwy 144 and take an immediate left onto Harmony Ridge Dr/Old US 91. Continue about 4.

The house was outstanding. The location was close to restaurants grocery stores hiking biking and whatever you would need. We didn’t use the pool or amenities. The house had lots of pool towels but not enough hand or bath towels and no washcloths. The utensils in the kitchen really need to be updated

•Internet too spotty for the number of guest trying to access it • 2 accent chairs not comfortable for watching TV and not enough room for seating on sectional for 6 adults • Kitchen was minimally equipped if you were going to prepare meals there. There were no kitchen towels. The kitchen towels provided were bath hand towels and wash cloths • The dishwasher was subpar. It barely cleaned dishes

Lots of space!
Plenty of room to enjoy the family, yet space to call your own when you need it! The extra driving directions were needed as our GPS didn't find an exact address match, yet once we found the location it was easy to access St. George and the surrounding areas.

We loved all the space, beds were great. Beautiful home. Main flooring was very dirty, our feet were black within the first 5 minutes being there. Kitchen had no dishwasher soap. Shower floors near the drain were full of hair in 2 of the bathrooms.

Loved this place!! New, open space, comfortable beds and pillows, pool, good location and it was clean. The owner is attentive and answered my messages promptly. The only thing that needs update is the kitchen wear (utensils, pans, knives). Also, missing some important stuff such as cutting boards, hot pads, baking dish). Overall, great place and we would go back.

World Championship Softball Tournament
10 “old” men (55-60) stayed very comfortably. Enjoyed the spacious unit with plenty of beds and baths !! Location and scenery were also great. A little tight for parking, but can make it work with a little coordination. Matt was responsive and very helpful with recommendations and the entire process from booking to checkout.

Softball Coaches
The coaches and their families stayed during the high school softball tournament. It was so nice to have all of us staying in the same place. The townhouse was just what we needed to feel like we had privacy when we wanted it and opportunities to get together too. It was super clean and well stocked with towels and our basic needs. The host responded quickly when I had questions. We will definitely stay here again next year if it is available.

A great place for a family stay
We had two large families and really loved the many rooms with bathrooms. Our kids loved having a room to share with large bunk beds. There’s some cleanliness issues. Some things were left under a couple of beds, and the dishwasher was so dirty, we had to wash our dishes by hand. We talked these over with the manager and they said they would address them.

The condo was great. Very clean, had everything we needed for our golf trip. Community pool wasn’t clean of debris/leaves but not at the fault of Matt. He had great communication from the day I booked to the last night before checkout. Would recommend and stay here again.

Place was perfect for our family getaway. Bedrooms are setup perfect! Clean and super comfortable beds. I slept better than I do at home on those beds. Great area and setup. Checkout process is simple and appreciated. I’d definitely stay with these guys again! No complaints.

Zero complaints! Things I loved most: *(4) master bedrooms, (3)with their own bathrooms *All master bedrooms had king size beds with wonderfully comfy mattresses and pillows (my brother actually ordered the exact pillows online at breakfast after our first night!) *The bunk room - with double sized beds on top and bottom! *Plenty of seating in the living and kitchen areas *CLEAN! Everything felt clean! *Pool is close! *Extras - shampoo, conditioner and body wash in the showers; Smart TVs to sign into Netflix; parking for 3 vehicles; snacks in a basket! *Cost - we had 4 couples and 4 older teenagers with us; we could not have stayed in 5 stuffy hotel rooms for the price of this comfortable home, nor could we have visited or dined or enjoyed our time near as well as we did being together at this home. *Communication for checking in and out - simple and efficient I’d stay here again and again and have already bragged about this place to friends and family!
