360 Estates welcomes you to Malta by offering this beautiful Villa in the centre of St Julians perfect for couples, families even for business high end travel!
The villa has a beautiful private pool area with deckchairs, table and chairs with a wonderful chill out area. The Villa has stunning views of all St Julians and is equipped with 3 bedrooms, a massive living area with IPTV and a fully equipped kitchen, with all the furniture being recently refurbished to the highest spec.

Parking Space| Street parking space easily found.
Living Spaces| Beautiful outdoor area with pool, deckchairs, table and chairs, where all rooms including living area overlooks the pool area. Also a massive living/ kitchen area inside with sofas and TV and also a working desk space.
NOTE: The villa is on 1 floor, steps are required to access the villa (own gate and access). On top of the villa is another house (accessible from the adjacent building)
Kitchen| Fully equipped kitchen with oven, fridge and utensils, everything a family or a group of friends would want to fix a wonderful meal.
Bedrooms| 3 bedrooms, 1 double beds (1 with ensuite), another with 3 single beds and another with 2 single beds. For the 8th guest we also offer a folding bed with linens and towels.
Linens| We all love a good night sleep, all bedrooms will be equipped with high end linens and quilts. We also provide 2 towels each for showering and towels for the pool area.
Bathrooms| 2 bathrooms, 1 with shower (ensuite) another with a big bath equipped with toilet and sink.
Small note: Pool is cleaned weekly.
24/7 Access to all the amenities of the villa.
It is important to have Access to Airbnb messaging system, general issues best is to ask from there as it is where we can help you as fast as you deserve.
The villa is situated in the high end part of St Julians, with paceville being just a 10mins walk. All restaurants, coffee shops, shops, fast foods, convenience stores, supermarkets everything you will require is within walking distance which makes it very convenient especially if you just wanna enjoy this beautiful villa.
The bus stop is just round the corner from the apartment making it very easy and cheap to travel around Malta. We also offer 24/7 taxi service through our airbnb app.
Very important notes before booking:
1. For over and above 3 week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. (Max to be paid is 150 Euro)
2. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities. This is not a party home, so please respect it as such.
3. During lovely and summer season, although he do sanitise, some ants are to be expected, unfortunately this is part of our climate but we do provide spray and traps when needed. (Although this is not common)
4. An early checkin, can be done, but only if the apartment is vacant and is cleaned in the morning.
5. Checkins are done or by one of our team or by self checkin where we will send you all the details beforehand.
6. Waste schedule are given at the checkin and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us.
7. What is included in the apartment ? (Generally includes for the first 3-5 nights)
- Shower gels
- Liquid Soap
- Toilet paper (2 rolls per bathroom)
- Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage
- Garbage bags
- Linens for the bed
- 2 Towels per person
8. Once the booking is confirmed we will also create a WHATSUP group with all the persons involved there, so that if you need anything during your stay you will find the person who will help you with any issue. The group can be used by all the people within the booking.
9. No additional guests which is not part of the booking is allowed to sleep at any time in the premises. The apartment is always insured on the guest amount you book. If you will be having any other guests it is important to get permission first, a nightly fee could be charged for the extra guest.
