The space
Quiet residential location! As the property is newly renovated and furnished.
Fabulous spacious 2-level Modern beach home located in a picturesque suburb of Noosa, Sunshine Beach. This newly renovated home has all the amenities you need for a fantastic Noosa holiday experience.
You will also find a gourmet kitchen with all mod cons and a dining and living space that flows onto an undercover deck and pool area. The kitchen is fitted with high-end appliances, stone benchtops, and a large island bench with bar seating.
The dining area is just off the kitchen and enjoys views of the blue pool and private lush tropical garden. To the rear of the home, there is an alfresco dining area with BBQ overlooking the surf and ocean
In this 2-level home, you will find 4 spacious bedrooms, 3 bathrooms and laundry. The master suite is located in the main living area upstairs with an ensuite and walk-in robe. The master also has a spacious ensuite with a waterfall shower and his/her sinks. The 2nd bedroom is also upstairs and has 2 king single beds which can be converted to a super king on request. There is a main bathroom upstairs that services the living area and bedroom 2. Downstairs 3rd & 4th bedrooms 1 king bedroom and a queen bedroom which also has a bathroom on this level. Air conditioning and fans throughout. Should you have to wash clothes on holidays there is a large laundry with washer/dryer facilities.

"Things You Need to Know Before You Book"
- We have a rental agreement as part of our terms and conditions. Booking Guests must sign the rental agreement and stay at the property. If not staying please reach out for prior approval before booking and who will be responsible for the below terms and conditions.
- We also require a copy of your ID (front and back).
- We take an external charge hold bond of $2000 - All group stays will require a $5000 external bond
- Bookings less than 3 days prior we require a selfie with a credit card due to the high risk of fraud
- We do not take same-day bookings after 6 pm for same-day check-in. If you have booked after 6 pm to check in that night you must cancel within the next hr to receive a full refund as you will be blocking our forward calendar. If you do not cancel and leave the dates blocked no refund will be issued. Our Staff finishes at 6 pm. You need to reach out to Airbnb to get a full refund as they have your payment. - No schoolies
- Starting August 16, 2023, A $75 booking tax is levied per booking to cover guest and identity validation"
- All confirmed reservations made starting on the 9th of January, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week.
- No loud noise/ no parties or events of any kind. - quiet hours from 9 pm otherwise eviction could occur. Please make sure to not be in the pool after 9 pm as a courtesy to the neighbours.
- No more than 6 adults. If you have booked for more than 8 adults please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay no refund will be given and your stay will be cancelled. STRICTLY FAMILY STAYS ONLY. GROUP STAYS NEED PRIOR APPROVAL. All guests joining must be 25 years old and above unless it is a family stay with small children. - Respect our neighbours
- We require all guests to inform us ahead of time at least 48hrs. For any special request e.g cot, high chair, baby gear etc, extra kids bed and which room. No last-minute requests can be accommodated without additional charges min 2 hrs $100 for cleaners to set up.
- Call out fee from our security $250 first call out. 2nd Call out $500 charge and immediate eviction. NEIGHBOUR COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond ($2000) and an additional charge of $3,000 for the above charges for breaking house rules. Guests shall be liable for any costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per the guest booking contract. If the security officer finds additional unauthorised guests on the property, then the owner/bnbbooking has the right to forfeit the entire bond and immediately evict Use of the Property and The Residential Neighbourhood. A charge of $5,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff. Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged. We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however, we need to advise every one of extra charges applicable in such circumstances.
- SMOKING: This is a non-smoking home. Any violation of the smoking policy will incur a $1000.00 Additional "Smoke Damage" Cleaning Fee to remove smoke odours from the house and/or linens.
No smoking on the property cigarette butts found will mean loss of bond.
- Listing must be left in a good cleanliness condition and furniture put back to its original position otherwise, an extra fee will apply.
- No Pets allowed at this property
- Bins must be put out for collection Day indicated on the Bin or fridge. (excess rubbish will incur a $88 charge)
- BBQ must be left clean additional cleaning may apply.
- Only guests who are staying are allowed unless prior arranged in writing. Charges for guests not authorised $100 per guest per night.
- Check-in from 3 pm and check-out at 10 am unless otherwise organised with prior written approval. Overstaying will be charged at $100 per hour while cleaners wait. If we don't have a back-to-back booking a half-day charge of $400 will give you a 2 pm checkout with 24hrs notice
- For NETFLIX, due to the new no-sharing restrictions. You will need to log into your own Netflix account. You will need to select travelling on your account.
