The entire guest area is dedicated for your use only; no others will be sharing any of your spaces. Your are welcome to hold small (12 visitors) afternoon events like birthday parties or family gatherings.
Beautiful yard with swinging benches, patio table &chairs, lovely sunrises, fruit trees, flowers and a vegetable garden. No houses directly behind our yard means great privacy for you.

Our 1200 sq. ft. guest area is best suited for groups of six. We allow groups of up to nine but, that requires (for 8) that two beds in the largest bedroom. This makes for a bed tally of: one double, two queens and, one King. For a 9th guest we provide a child's bed as per guests request. Remember though that it is best suited for six.

It really is a big place.
In addition to the three bedrooms there are two full bathrooms. The main bath has a beautiful cast iron clawfootless (yes! clawfootless) tub with a shower. The en-suite bathroom has a nice big shower, it's big enough for two. Two big hot water tanks keep easily keep up with water demand.

The computer workstation and desk are at the modem location providing strong internet. A printer and a monitor are also provided.

Silence is golden.
The building is incredibly well soundproofed between the two floor levels but, additionally, all of the interior walls within the entire bed and breakfast unit are also soundproofed, Each room is fully soundproofed. This is a quiet, functional bed and breakfast. We've put a lot of effort into making it like this so it can be enjoyed. You will experience a quiet nights sleep and peace for an afternoon nap.

Breakfast.
We provide fresh, mouth watering breakfast provisions (extra yummy).
Some of the following await you: fresh fruits, pancake mix and real maple syrup, juices, milk, hot or cold cereals, bagels, croissants, muffins, sausages, bacon, eggs, peanut butter and jams, tea and coffee.
We warmly welcome your food requests!

Walking to the University of Victoria takes about 15 mins. It's about 7 or 8 minutes to walk to the local rec center, Gorden Head Rec. GHR is a nice place with many amenities including a gym, swimming pools, weight room, and saunas.
Five minutes drive to restaurants and shopping and 4 places nearby to golf.
Oak Bay boat launch 12 minutes from here,
The 4 places to golf are a 5 or 6 minute drive from here. Cedar Hill 18 hole, Uplands 18 hole, Henderson Par 3.
